What a neat reno! I've got some ideas, but I have a couple questions for you before I start to tinker with it... - What is going in the space to the left of the mudroom door (across from the mudroom bench)? - How crucial is it to have access to the kitchen from the mudroom? - What are the current laundry room dimensions? Mudroom? Hall from mudroom to stairs and living area? - What are the 2 "closets" across from the stairs? - What are the two rectangle shapes in the hall between mudroom and kitchen? - Is the door on your left as you enter the main part of the house from the mudroom the garage access door? If so, do you have a "man door" into the garage from outside (a separate entry door into the garage besides the actual garage doors)?

Actually, those shelves (and other LR furniture) came from Laz-e-boy about 18 months ago. They no longer carry the tv stands that complement the coffee/side tables, so we're stumped. Love the Ikea tv stand (cheap!) but it seems a bit "blocky". Also, what to do on the wall above it? And general layout--is it too much stuff for one space? And we haven't even started on wall stuff, pictures & mirrors, etc.

All your comments @Mamaham_NC_Zone7 are very true! Yes you absolutely need a closet or at least a wall hook which in this proposed layout can be best placed at the end of the foyer- see the reasoning behind having the wall there:) the washer and dryer were incorporated in the kitchen with the very important comment that this kitchen placement/footprint is golden due to exit to yard, BUT a major improvement must be made to its actual layout. In other words the position of the actual elements has to be refined/optimized. You have to understand where @rensteach is in the construction process. My understanding is they are exploring now with the architect possible layouts. He has offered a few options for critiquing so that he best determines the wall placement. Once the client agrees with a placement of rooms/walls in principle, the process can proceed to next steps. Your kitchen layouts are amazingly detailed and that I hope helps the client inform their own opinion down the road when the kitchen will be designed. A last note about open concept. It was a very important trend that we now see reversing a bit. Due to the fact that large spaces are easier and cheaper to construct but harder to furnish and live in. Having lived through this trend professionaly and personally I am a big supporter of semi-open spaces. You really do not need to see EVERYTHING when you get inside someone's house. BUT an open and versatile flow improves a family's life tremendously and it seems you have found your best layout:) which is always amazing. Everyone deserves and should have the home they love:)!!

The house is just under 1000 Sq ft, this is the main/only LR. Definitely would like a tv, just not over fireplace. Family of 4, would like to be able to accommodate guests, which could range in #s from 2-4. Thank you so much for the help. Hearth extends out 23”. I was thinking of that wall for TV, thx for photo example.
