Help with basement layout please!
A few weeks ago we had a wicked cold spell and a pipe burst in our mud room. It damaged the kitchen and most of our basement.
We’ve never made much use of our basement but now that our child is a teen we’d like to set it up in a way that we will make use of it going forward and I am struggling to find a layout that will allow a corner sofa which I'd really love to have.
It’s a long and narrow basement with an unmovable door to the bathroom right in the middle of the long wall and I am at a loss as to the best set up. My goal is a cosy TV area with a corner sofa and some built in storage. I like the ektorp corner sofa at Ikea which is 96x96. But again, open to suggestions - I’m just not that interested in a sofa with a lounge chair, I’d prefer the corner sofa set up if possible.
I’ve included my sketches of the floor plan and the walls in addition to pictures from the past owner. Given the flood everything is a mess down there so while we don’t own any of the furniture in her pictures, they still give a good impression of the space, windows, bar, stairs etc…The ceiling is pretty low and varies between 71 and 81 inches.
The previous owner built a wall to recess their TV, subwoofer and some shelves. We are using this opportunity to push the wall back and will gain between 18 inches to 3 feet along the back wall. (YAY!)
They also built a little bar area on the wall where the stairs are. The cabinet was not damaged by water and everything there is intact. The floor is tiles while the rest of the basement was carpet. We are happy to keep this little nook as is however, if we find a great design that requires us to get rid of it we are okay with that also.
I have spent the last week measuring and planning and remeasuring again… my basement layout is a conundrum as I can’t figure out how to make the best use of the space.
There must be another way to go about this that I am not thinking about or seeing. What do you guys think? Is anyone spotting something I haven’t thought of?

last yearlast modified: last yearMy best advise is to continue your layout plan. When creating ours, masking tape on the floor enabled visualizing the space in advance of finishing. Yes, your height is sort of low It appears to be drywall, have you a way to see how it has been installed?
I never recommend carpet in a basement. The new LVP is very attractive. Area rugs then can add the warmth in an area yet be removed if ever necessary.

Comments (0)Hello, My wife and I have been struggling with how to lay out our basement. I think we're set on where the theater and exercise room will be, but we've looked at different options for where to put the bar and ping pong table. We will have a side walkout - facing east. We will have a sliding door and a couple windows on the walkout wall. I've shown the basement floor plan below, but we are open to moving the bar and will probably make the bar smaller than what is shown on the architect's plans. We would be fine with having 4 bar stools. I like the idea of a couch or something comfortable near the bar so some people could hang out at the bar while others sit on the couch. We'd also like room for a card table in this area. We would want the TV visible from the ping pong table, bar, and card table. Comments (0)We need to get an idea of how we are going to finish our basement (which we are doing at the time of the build) so our plumber can rough it in. Can anyone help with a bathroom and bedroom layout for the area on the left side of the basement? I would like the bath to be accessible to from the living area. A three piece bath with tub/shower combo, toilet, and single vanity is preferable. I would like a walk in closet in the bedroom and need the window to be in the bedroom. It is a lot of space to work with and is overwhelming me! Any help would be appreciated! Nothing is set in stone. We just like the option of having two potential bedrooms and a bathroom down there (need a window for all bedrooms to be considered bedrooms). Some added notes: One window centered on 17 inch wall. Window is 108" wide by 60 inches tall. I just want to use the 17' x 30" for 1 bedroom and 1 bath. The playroom was going to be the other bedroom but I am not opposed to redesigning everything to make things work better. I attached the foundation plan if that helps more. We will be using the space in front of the stancion posts for unfinished storage space and mechanicals. The horizontal line across (along the stairs) is where the wall will be covering the stancion posts. The stairway will be open. Comments (12)Whatever you decide to do, I would, personally, want the toys as far away from the stairs as possible for safety reasons, and tucked into that lower left corner to keep them out of sight when the area gets a bit messy. :-) Of the layouts proposed by ER, my favorite is in the latest batch of 4 (upper left quadrant), right above my post, except I'd put the toys where the exercise equipment is, and have the exercise stuff by the stairs/bathroom wall. Comments (1)The post locations in the 1st drawing do not match the walls in the 2nd. The Office that includes a closet will probably be considered a bedroom (opportunity to be used as one regardless of what you say it's use is), which will require an emergency escape and rescue window. Other than that, I might try to bring the seating area over to where the "rec room" label is for more light and the tv wall put on the stair wall, also moving the bath back if it can. The desk cubicle/pony wall area not sure how successful that is taking up so much floor space. It is ok to have columns not hiding in walls, you just have to account for it in your functional footprint of the assigned space....See More
