Estimate of how much something like this would cost?

I’m shopping around and want to ask your opinion on what you think the cost would be to add the portico, switch the door, remove stone veneer and put siding behind where the stone was. Will have columns painted as well. Can ignore cost of new garage door, not sure if I will do it.

I just want to make sure I don’t get taken advantage of, what is a reasonable price for a good contractor?

Too location dependent an about impossible to offer much more than a wild a** guess. 75-85K would be my guess.

The omvivo washplanes are outrageously expensive. They come from Australia and there are only three distributors in the US. if one of the distributors happens to have what you want in stock you may get an ok price. However, if not in stock they will have to order from AUS and they pass the shipping cost on to you. I was quoted up to $1500.00 USD, and no that is NOT a typo, for shipping from AUS. Also there is a pretty long lead time if they ship from AUS. The link to the unit on ebay is about 40 to 50% off what it would cost typically. If 30" is your max size. Then you will have to get an 800 mm model which will be a single sink and will measure 31.25" wide, that is their smallest unit. Depending on what is in stock and what material you want I would imagine it would cost somewhere between $3500 and 5500 USD, which is extremely expensive. That would include the sink and alll the mounting material for the in-wall drain pan. Keep in mind with the 800 mm sink you will likely need a custom faucet as well since it requires a 150 mm spout reach length so add another grand or so and 10-16 weeks lead time for that. These are the lessons i learned the hard way AFTER my wife fell in love with the omvivo washplane. I would strongly encourage you to find a different solution which could be far more cost effective. The cost of the installed omvivo sink and facuet will likely be quadruple the cost of an alternative solution.

Thanks, all. I've had a couple carpenters bid the job but they're taking forever to get back to me with prices because of all the pre-holiday work they're trying to complete. I just need to know if it's within range at all so I can move forward with plans for the rest of the room. If the bids mirror your thoughts, I can probably do it.

Many folks come to sites like this for advice and answers to questions. Some of us enjoy passing along our knowledge or simply helping those folks. Often people ask questions they have and ask without knowing how much or how little information is necessary. Basically, courtesy says answer if you have relevant info or read and go on if not.

My first thought on looking at the wall was that it is probably load bearing, especially since it does not seem to have any aesthetic or significant practical function. If it weren't load bearing, it would be a couple of hundred bucks, plus figuring out how to handle moving that light switch I see. If it is load-bearing, you're talking thousands because you have to put in temporary supports for the ceiling joists and whatever is above, then remove not only the wall but whatever beam is there, and replace it with a beefier wooden one, or a steel one, which means tearing into any supporting walls at the endpoints (one of which I see in your picture). That seems like a big expense and a lot of trouble for only a modest gain.

Very location dependent. Both with labor and materials.

But a good way to find out is to get 3-5 contractors out to get estimates. Check with your local contractor review sites if you can, sometimes those will include things like the cost and scope of work done. That can give you more of a feel for pricing in your area.

You are opening a can of worms by putting on that open gable. Cutting the main beam that supports the existing shed roof changes the entire load path of the roof. You mention in the south so hurricane country, which likely means your local code office won't touch it without an engineers stamp... Re siding the front a good crew could do with vinyl in a day or hardi in two...

Usually people add a gable/porch like that when there is no overhang or protection from weather over the front door.

You have a porch over the front door, no need to spend money on something that does not improve the function or look. Removing the stone and getting a new front door would make it look nicer. I would still keep a door with sidelites, but a more open design.

This is going to depend entirely on your region, the level of experience for your architect, and materials costs which have gone up significantly since COVID. My advice would be to spend some money upfront on design with an architect, then use his drawings to get multiple estimates.

Update the door and remove the stone only around the door-keep the foundation stone. No need to peak the roof. Change the garage door to be the siding colour so the front door is the accent.

Better to tell us how much you want to spend on this project and we can tell you whether or not you are anywhere in the ballpark.

Cost completely depends on specific location - one side of town or the other, how remote you are, are you in a ritzy suburb, rural, is there a shortage of workers where you are. Most contractors upped their quotes by street in our neighborhood because they thought that certain blocks appeared wealthier.

Best is to get at least three estimates and make sure you are getting quotes for the exact same amount of work.

How would it not touch the existing roof? It would be attached to the house correct?
