Comments (5)It's really hard to say. Where are you at? We own our land as well. We got bids from 5 different builders, and got a range from $100-$175/SF. It depends on where you are located, amenities, what you want to do on your own (bargain shopping, etc.) Take a browse through this forum, you will find houses from $64/SF & up! Sorry I couldn't be of more help! I think the best bet is to find you what you can afford a monthly payment of and work back from there. Example if you can afford $1500/month, go to a mortgage calculator, and determine what that total mortgage would be in your situation (30yr = $200,000 etc.) Then from that calculate $/SF. If you want a 1547 sf house and a mortgage of $1500/month. You can build for $129/SF. Then you can either decide, do I want cheaper amenities and a bigger house? or more expensive amenities with a smaller house. Lost of decisions! But this forum is a great place to start! Have fun! Comments (27)I'm guessing you end up with 50 ft of kitchen, counting appliances and island- 400 ft of flooring. Assuming you are moving toward the exterior of the house? That may make the gas line not a big deal. Don't see the structure as likely a big deal but then I haven't looked at it :) Venting out could be an issue. Then budget might look like (in thousands): Cab 50 ft kitchen 30-65 counter 8-15 electric 6-8 install 20-30 floor 400ft 6-9 structure 0-2.5 gas line 0.6-1.5 sink(s) faucet(s) 0.8-3 misc 1-3 venting 0.6-2 total 73-139 These are all off the top of my head- Hudson Valley NY. The most accurate are the cabinet numbers-still a guess based on my brands semi custom to can't get much better (but can spend more) Looking at the house my guess is the higher number is more appropriate. Then pick a number and talk with someone to see if they can do what you want for the number you want. Comments (4)There is allot of things must be taken into consideration before designing your foundation.i.e. What is your front,side and back setbacks? What is the width and the depth of your house? What type of a house is it? Is there a basement, if yes what is the desired ceiling height? What is the soil conditions.... is the region known to have a high water table? etc. With that being said, the foundation shouldn't add any additional costs... You would have a higher front elevation which is typical which will require steps, the amount of steps will depend how high you want the foundation to be out of the ground in the back and that would depend if you want to have windows along the back or not. Some houses designed with stepped foundations, split floor levels which control the amount of steps in the front and also designed to better fit on the sloped terrain. Most of the time when the house slopes from back to front, you can have full size windows in the front of the house (again depending on the home style and design) and have larger windows on the sides, and no windows along the back where usually you will have a deck or a patio. Most of the work will be grading and diverting water away from the house along the back wall which might require a retaining wall and some excavation depending on the size of the backyard area you prefer to have it flat. Your best bet is to talk to your architect he can give you a visual of the slope and your house being on it, some Architects have software to show you that in 3D. If not, you can message me your lot location and I can take that region location and convert to a 3D model and put your house on it so you can see exactly how it will look, but I would need a floor plan as a picture that shows dimensions, a plan or a PDF. Comments (37)since you appear to have missed the real point entirely, the range is so large that OP's q cannot be answered with a useful number. Can you please tell me where I missed that point? I know you made up the number for dramatic effect, so do most people here other than the OP. However, when the OP thanked you for providing a real number, I felt I should give some anecdotal data that was based on reality rather than a made up number. My post was not overly optimistic or unrealistic about the task of building a home yourself. You were the one who then took issue with my real numbers to try to defend the numbers you made up for dramatic effect. It was a surreal journey...
