How much does a sloped lot add to slab foundation cost?

I'm looking for some advice from general contractors, foundation experts, etc. Please see the attached photo. If I were to build a simple 2000 sq. ft. house on Lot 58 with the front of the house facing down the slope, would the foundation costs be significantly more due to the slope? From the image, you can see the lot rises from 990 ft. to 1020 ft. towards the back. So that's a 30 ft. rise across approximately a 450 ft. distance, which is about a 6% or 7% grade.

There is a house on Lot 59, on the very western part of the lot where the 1040 mark is on the image. It looks like they had to do significant foundation work and excavation to make it work. I don't think my lot would be as bad because the slope isn't nearly as steep as the neighbor's.

There are no houses on the lot to the East (Lot 57).

Typically, at what % grade would I start encountering additional costs for building this slab. Any advice would be greatly appreciated. Thank you.

There's no way to put a number on it without someone going out and looking at it. Location is one thing. It will cost a lot more to do this Washington DC than in TN. What is the soil type? Sand? Clay? Bedrock? I prefer to dig down rather than build up. If you build it up, it takes a lot of material to grade it out to look natural. The added fill has to be very well compacted so it will be stable. I would guess that a crawl space would be the best option.

There is allot of things must be taken into consideration before designing your foundation.i.e.

What is your front,side and back setbacks? What is the width and the depth of your house? What type of a house is it? Is there a basement, if yes what is the desired ceiling height? What is the soil conditions.... is the region known to have a high water table? etc.

With that being said, the foundation shouldn't add any additional costs... You would have a higher front elevation which is typical which will require steps, the amount of steps will depend how high you want the foundation to be out of the ground in the back and that would depend if you want to have windows along the back or not. Some houses designed with stepped foundations, split floor levels which control the amount of steps in the front and also designed to better fit on the sloped terrain.

Most of the time when the house slopes from back to front, you can have full size windows in the front of the house (again depending on the home style and design) and have larger windows on the sides, and no windows along the back where usually you will have a deck or a patio.

Most of the work will be grading and diverting water away from the house along the back wall which might require a retaining wall and some excavation depending on the size of the backyard area you prefer to have it flat.

Your best bet is to talk to your architect he can give you a visual of the slope and your house being on it, some Architects have software to show you that in 3D. If not, you can message me your lot location and I can take that region location and convert to a 3D model and put your house on it so you can see exactly how it will look, but I would need a floor plan as a picture that shows dimensions, a plan or a PDF.

i said it in my earlier post, but I will say it again. I would immediately walk based upon the quarry. As zone4newby pointed out, and as I tried to earlier, quarries can change. My own experience is another case where things changed. H and I did a great deal of due diligence prior to our last build. We checked the zoning of all the nearby properties within a couple of miles. We're in a semi-rural area. We made sure we understood exactly what could happen with each zoning classification. We thought we had it covered. What we did not know, and the county didn't tell us, was that years ago properties zoned for agriculture could dig rock (a quarry). Being new to the area, that was the question we did not think to ask. When the zoning changed some of those properties were grandfathered in to be quarries if need be in the future. None existed at the time of our build. Since then an old farm, a mile away, has discovered it contains a very specific type of rock needed to clean up some kind of superfund site in an adjacent county. This type of rock is some what rare. Five years ago or so, the lovely farm on the nearby hillside became a very active quarry. That first summer they ran rock crushers 24/7. We could not hear it inside but our neighbors did. We could not enjoy the outside that summer with the constant hum of the crusher a mile away. (Not across the street) It was quite the fight to get it stopped. Today,, at least once a week, we hear the blasting going on. It's pretty disturbing. Even concerns about a nearby watershed expressed by the county, the department of natural resources, the neighbors, etc. could not stop it because the rock was needed. BTW-if there is gravel, it's pretty likely they use a rock crusher.

Right now in rural NYS, I have a contract to install a 16 kW Generac (air cooled) genset for $3000. Nat gas is in the house already. It has to be extended inside and brought down the foundation wall closer to the genset location. Genset is located between where the gas will emerge and the existing meter pan outside. Main panel is just inside the meter pan in the basement. Our precise location choice was influenced by cost. A less visually obtrusive, and lower noise annoyance spot was rejected because of higher cost. (Dad does not hear so well and he says that he'll sleep somewhere else if it bothers him in a power outage. I smile and say that it will sound like security.) Hardware prices are rounded and I bought on-line: Genset $3000 Generac Genready Panel $391 Assorted parts, remote monitor, some routine service parts, cold weather kit (heater for battery and oil filter), They threw in, as lagniappe, a 5-yr umbrella warranty covering all parts/labor and brought total hardware for me up to $4000. $3000 includes a new electrical service because the existing service is 125 A. The smallest breaker available for the Genready panel is 150A, drat. Went with Genready panel rather then relocate a bunch of circuits to the other end of the finished basement because there is no room near the existing Fed Pac, Stab-Loc panel for a sub. I decided to kill two birds with one stone and get rid of controversial panel for marginally higher cost. Got a sewerage ejector pump that serves the WHOLE HOUSE and a primary reason for installing. Got a hand-full of sump pumps to keep the basement dry and 3 coolers. 16 KW should be enough to run the whole house if someone is home to make judgement about the electric range etc, but that and some more stuff will not be backed up because we have to put SOMETHING on the upper breakers on that panel.

It got done. Home Expo was a nightmare. i got over the shock of paying $490, but then they tried to add on more charges. I had about four calls with them this week and each time they gave me a different total due that they were unable to justify (then they would say, "I'll call you back..." and the whole process would start over again). The final conversation was an exercise in frustration with a woman who couldn't understand basic math. Finally the installer saved the day by giving her a face-saving out when he suggested that she move a number around in her system. If it wasn't for the installer I don't know what I would have done. It ended up costing $490 for cutting the granite (plus $170 I had already paid for installation), which I'm fine with because it was two guys and it did take them a long time. The guy who cut the granite said he's only had a problem once. They cut it free hand and it's not perfect, but I don't see how they could have done better without removing it. I am relieved to have it done and grateful to the installer, but I will never buy from Home Expo again. Nobody knew what was going on, nobody could answer a question, more than one person said one thing and then denied it later.....

I agree- a septic test in 2007 may not be valid today. We are in SC, and got a septic permit in 2006. The permit specified the size of the tank and field. We got the system in just before the permit ran out (5 years), and the guy doing the work said that that system wouldn't pass under a new permit. As for a topo map, see if the county has a GIS site- most do. Here in Greenville County, we can get topo, flood zones, soil types, crime stats, etc. You can also zoom out to see what else is nearby. You'll probably need an 'expert' for the well info. Wells can range all over the place for cost and difficulty, and only someone with a lot of local experience can give you a guesstimate, and even that could be way off, depending upon what they have to drill through, and how deep they have to go. In truth, they won't really know until the dig the well. Unfortunately, wells, septic, and foundations are separate disciplines, and will require different contractors. You have a great opportunity to ask questions now, before buying. Do all of the due diligence you can. Don't trust the realtor to answer questions. They might not know, or may out-and-out lie. They are trying to sell real estate, period. Once you buy your lot, please, PLEASE ask questions before committing to a design. I can't tell you how many folks come here, or to other forums with last minute questions that should have been worked out months ago. Study up on energy-efficient building techniques, too. Might as well build the best house you can!

I agree with GN. Actually, a sloped lot often gives you more flexibility than a dead flat one. My architect went all googly when he saw the terrain of our lot. The incremental grading is a small amount of the overall home price and as GN alludes,

The grade gives me some options like the garage and the hangar share the same roof line, but the slope allows the greater ceiling height in the hangar. The back side of the house (the architect had a photographer take a lot of shots and I forgot what site they are on) is all terraced allowing a walkout on three levels: The same level as the garage/front door, one at the hangar level, and one at the floor below the front door.

Without a house design, no one can tell you if the "...costs be significantly more due to the slope...! Obviously the least cost will be building parallel to the slope and the greatest cost will be building perpendicular to the slope. This is a site where a site analysis should be a strong factor in the design of the house.
