Comments (16)brickeye, Good point--I didn't think about that we need space for a vent. I imagine this can be done by making the wall to the chase 6", as kirkhall mentioned, or by making the chase larger. The rest of the plans have 2x6 walls for vents, I just didn't think about it here. Ultimately, this plan will be reviewed by my builder, who should catch these things--I'm trying to figure out the best placement now, and as I've mentioned, I have a few inches of wiggle room to accommodate things like a 2x6 wall instead of 2x4. So hopefully we're a ways from disaster status... energy_rater, the equipment will be in the basement. Good to hear that high-efficiency is becoming the norm. This is the last major change before I get these plans to the builder, and we can go over these things in detail. I don't know who he is going to use for HVAC, but during the first meeting going over these plans, he got them on the phone to double check that we can do a single unit with dual thermostats for this plan. Comments (0)I am attaching a floor plan with measurements of our current laundry room. As we walk in from the garage, the laundry room is on the right and is a rectangle (12'10" x 6'). We are able to steal an alcove type area from our current family room to add to the laundry room. This area will be a total re-do and our goal is to add a toilet and create a mudroom (bench, hooks, landing zone) type area. Dh and I keep going back and forth on whether we should put in a stackable washer/dryer into the alcove, or if it would make more sense to put the toilet there. I've also attached a current photo of the area (not staged). We've only been in this home a couple of months so things are still a bit of a mess! Comments (8)Our budget right now is $30k. I am not quite sure how much that’ll get me. I have never undertaken anything like this. This will absolutely be something we take on in stages. This space is what we’d like to tackle first and is the largest. In our kitchen at some point we will replace countertops and in our other bathroom we will swap out the toilet, tub and vanity. Luckily the rest of the house is functional for us. I lack the vision and knowledge that a lot of people on here have of being able to see a functional layout in disaster zones lol. My intuition tells me all these spaces can somehow be rearranged to give us what we need. I’m completely wrong, please help. Im also completely fine and understand if it’s impossible, financially or practically to have it all. I do have a consultation with a designer scheduled for this week (so excited), and I’m praying that she’ll have time to take us on as clients but I got excited and wanted to ask the Houzz community first.
