Comments (48)oasisowner, you could get a home that functions much better for you if you're willing to do it in phases and are willing and able to spend more $$ on the remodel. Here's how: Phase 1 Basement stairs doorway relocated to hallway (I explained how in an above post). Knock down the wall between kitchen and 3rd bedroom to create an open kitchen/DR. I did not include counter seating since the table is right there. Remove the lower half of the "windows" in the LR/hallway walls so that you have a better connection between kitchen/DR and LR. (This could wait until Phase 2, if necessary, but you'd have to add floor repair at that time, might be easier and cheaper to do it all at once.) The current DR becomes a den; no walls or doors added. Phase 2 You close off the "windows" from LR to den and create new walls for a relocated MBR, MBA and closet in its own wing of the home. Next, remove the existing MBA to create bedroom #1 with a new entry. Closets for bedrooms #1 & #2 are built between the 2 bedrooms. I'm assuming existing closet in bedroom #2 is along a wall so relocating it should create a larger bedroom. Rearranging the bedrooms and eliminating the existing MBA could wait for Phase 3. Or you could leave them as is and have a dual master bedroom home. This is a much larger undertaking but I went back to the issues you have with your home - not a large enough kitchen, unused DR, too small bedrooms - and addressed them with this plan. Doing the projects in phases will make it easier on the budget and on one's sanity. If you intend to stay put for a long time, then it might be worthwhile to pursue remodeling to gain a home that functions better for you now and in the long run, especially if your neighborhood will support these improvements....See MoreIs my coffee table too small?

Comments (17)Flo - Unfortunately that doesn't work in here. The room has two entrances and isn't large enough to float furniture. It doesn't help that my furniture is large. Room is 18'x15'. I think the photos make the room appear larger than it is. Old pics. [deleted] With the entertainment stand all together and on the main wall the loveseat goes on the wall to the right when you walk in and sticks out into the doorway if you float it up. (Looks really bad pushed against wall.) So I later flipped the end table direction and pushed the loveseat toward the sofa forming almost a weird sectional but it certainly wasn't ideal either. I kept it this way for a long time. Found a pic of that side of the room as it is now. (Mat on art changed to white.) . We have no play room. Also toys are kept in the box under wingchair. I think I've tried literally about every furniture arrangement. Then there's the idea of couch on main wall (it's the length of the e.stain), loveseat in front of window and tv where the loveseat is shown (only middle part of e.stand would fit or use console) on the above photos but then there's a large space in the middle of the room and everything is shoved against walls. If you moved the couch away from the main wall and added sofa table behind then you run into the issue of you can't use a chair to the right of the couch (left if you're facing main entrance of room) because it interferes with side entrance. I really want built ins across the whole main wall with a fp or even just the tv and built ins. When I was working on new ideas/plans there was talk of doing built ins/fp and tv going above console where wingchair is now and a sectional in front of the window replacing the sofa and loveseat, using sofa table behind. A few problems with that is I don't like sectionals and so far they seem to be too small or too large for the space. General note, this is also are only living room so all tv watching and relaxing happens here. I don't want to purchase new furniture until I have a concrete plan in place this time. I also need the storage so the e.stand stays until I get built ins. I agree the ottoman is too stark but I'd rather recover than use a throw over it. Here's where I added a blue through to get an idea of navy. I like the blue idea better than the cream but think this was too dark. Throw color compared to blue pillows....See Moredecorpatti
