What do I put in the open loft upstairs?

I don’t know how to use this space. I don't really need anymore seating. I could put a sleeper sofa but I don’t not think anyone would use it. To the right of the space is a poker/puzzle table. Beyond that is a sofa and tv watching area.

The table seems a bit squished where it is placed, and I wouldn't want it right under the beam. Can you move the table in front of the window? A bonus will be that you can now move the sectional out from in the corner, and have more room for tv viewing.

The table is centered in front of the round window. I could move it in front of the window but I don’t know what to do with the other space. I hate furniture on the wall but to move it forward it would leave empty space. I could bring it forward and put a narrow console table. What do you think?

Old-fashioned swamp coolers only work in very dry climates and you need a route for regress of the cool, humidified air to the outside. Under some conditions, any air from the swamp cooler mixes with the mechanically-chilled air, you existing AC will get slapped with the huge load of removing the added humidity. Maybe you are talking about some new-fangled type with a heat exchanger instead? By "portable unit" do you mean the ones with wheels and hoses? Any of those will be less efficient than a conventional window unit so I suggest you go with a window unit. If you have to go with a movable, portable unit, be sure to get one with two hoses rather than one. Single-hose models are very inefficient. O.K., Willard, how many rats do you have? Be nice to those rats. Since they are captive, you have a great responsibility to keep Ben and Socrates comfortable. Seriously, rats, among rodents, make the best pets, but they are the smartest and need to be kept entertained to say mentally healthy. They are not easily amused. Give them lots of toys in the cages and keep them cool. For cooling you could experiment with giving them some of those freezer packs in the cages. Just tossing them in there probably won't work because direct contact will be too cold and uncomfortable. One option would be to insulate the packs on five sides and semi-insulate the top so they can lie on a cool surface. Another thing to try would be to build them a small, insulated box with an entry hole. Divide the interior to wall-off the freezer pack. Experiment and see what they like better. If you are going to rely on this, make sure that you don't forget before leaving and make the poor little fellows suffer. You obviously can't leave for more than a few hours or maybe a day which is a serious drawback.

I would insulate first correctly and only then think about spending all that money for one or 2 new furnaces. If your thermostat is located on the first floor above the crawl and the crawlspace is large, its serving as a heat sink and you are losing heat thru the floor to the improperly insulated crawlspace below. This would cause im guessing the furnace to run alot longer to reach the desired temp. By the time its done so, its run so long it has overheated the 2nd floor. Where are you located and can you describe the crawlspace? Does it have vents? Crawls generally should only be insulated on the crawl walls and the vents sealed/closed depending on your location. The idea is to keep the cold air out of the crawl in winter instead of washing by some batts up on the floor. Fiberglass batts really lose R value when exposed to "wind washing". Insulate the walls of the crawlspace up to the sill with 2 inch foamboard, tape or foam all seams and put a 6 mill poly vapor barrier on the floor of the crawl. Use full sheets and overlap when needed by 12 to 24 inches and tape all seams. Run the poly up the insulated walls about 12 inches and seal it to the foamboards as well. Total cost: proly 50 to 100 bucks in supplies. Way cheaper than 2 furnaces. Good luck

The first thing that strikes me is that your curtain rod is too short which is why you have to push the curtains to the side which kills the vibe in this room. Get longer rods and linen-type curtains that are fairly similar to the wall color which will give the room warmth without looking busy. Please make sure that your area rug is as large as possible because that will make this room look fabulous. Little bitty rugs do not. I would choose an Oriental rug in warm colors because it will hide little accidents, at least until you can address them. I would definitely get a sofa, so great for cuddling with your husband and kids. I would place it in front of the window for good lighting for reading but also because it gives you the best sight lines into other areas of your home. Instead of a coffee table consider a large ottoman with a lid so that you have plenty of storage space. Please don't buy a brown or black leather couch. They look dated and are so difficult to decorate around. Try beige or caramel, with two chairs in contrasting colors, perhaps a nice blue or green, colors that will be in the carpet hopefully. You can also use the carpet colors to choose pillows for your soft furniture. Find some nice pictures to put on the walls, a large green plant, a bookcase or two (books are a must in a room) and side tables for lamps. By now your room will look gorgeous and be pretty well furnished and, most important of all, will be comfortable and fun to be in.

Not sure you would be open to it, but carpet, rather than wood, will help absorb some of the noise from the area. I would try to incorporate your husband's sports decor. It will mean a lot to him, and your son may enjoy it, too. The space can remain a "cave" yet, as it's not very visible from your main living area. How old is your son? I'd get him involved in choosing the decor. It will make a difference in how he "owns" the room and takes care of it.

In my subdivision, even though there are many different floorplans, everyone has a loft (I guess they were a thing in the '90's) and most people use them for a home office. I have a daybed in mine which is used very infrequently when a particular group of relatives visits and I need one more bed.

Why is everything jammed into small areas?

Center the table and chairs on the big window. Add a rug and a couple of trees in the area.

Is there a TV that faces the white sectional? If not then pull that furniture out away from all the walls. Do you have any large art for the loft?

Put the existing off-white rug under the dining table and chairs. It looks like a mistake next to the bright white sectional. Find a replacement for the sectional.

I think the perspective is off somewhat. Im terrible taking pictures. If I move the table in front of the window I wouldnt know what to do with the leftover space. It’s a big space. The kitchenette sits accross from the table and chairs. There is a tv opposite the couch. Im shopping for a cabinet to go underneath the tv. I’ I’m also shopping for large art. Do I pull the couch of the wall?

The space is large and that's why I placed the chairs on a large rug in front of the windows.

So people can't walk from the kitchenette to the table and chairs? Not really a hardship to walk 10 feet is it?

I might wait for a need to develop. Depending on whether you have or plan on children, this could be a play space, or for crafts, or a home office, or space for a pool table (I'd always have a pool table if I had the space!), or a bar and conversation space for entertaining, etc. Depends on all the functional divisions downstairs too. If there are guest bedrooms, maybe it's a space to get away from the family. Hard to say! Maybe you have too much house!

@beverlyFLADeziner Walking from the table and chairs has nothing to do with my issue of the place. If I moved the table in front of the big window it would leave too much open space. The loft has three areas…the space in front of the big window is big enough for another living room. It’s not a seating area. Keep walking and the next area (the area with the round window) is where the gaming table sits and across from that is the kitchenette. Keep walking and there is another area with a sectional sofa with a tv across from it. The table is not big enough to put in that space.

Kristie, you have a big open space now. If you do as Beverly suggests, your big open area will become two smaller areas. Plus, sitting at the table will be much more pleasant by the large window. And instead of everything squished together with a big blank space, all of the areas will have some breathing room around them. Pull the sectional closer to the tv and put a sofa console table behind it on the window side. Add some lamps to it. It's OK to have some empty space between the sofa and window. In fact, it would be preferable to the large empty expanse between the sectional and the tv. If you move the rug to the table area and get something warmer and colorful in the sectional area, it won't seem so big and empty.
