Help with staging small living room for sale
Comments (41)Well, interesting turn of events. Our house is not yet listed, we are getting the house ready with the plan to list by the end of the month after we get some bigger things completed (namely recarpeting upstairs and a porch repair). We have our listing agent selected and she is aware of our plan. Last night I got a call from her that she received a call from another REA with a party interested in a house in only my subdivision. Inventory is very scarce and he has seen and dismissed the two houses currntly on the market in the subdivions. She was calling to see if my REA knew of anything else coming available. So, they are coming to look at our house tonight. Not enough time to do any more changes obviously. While I am realistic that this ideal situation will probably amount to nothing, I am happy to have a chance to do a trial run and get some preliminary feedback. About the office situation - I agree that this would be the perfect set up. However, we have an office upstairs, and it isn't the pretty little wood desk office, or I would have just relocated it. Comments (5)I had a college professor who thought the best way to rearrange furniture was exactly as you posted above... with a schematic and cut out pieces furniture placed wherever he thought it should go. His wife had other ideas, and used to make him actually move the furniture as it gave her the best grasp of site, flow and functionality. I agree with the wife, but will make a few suggestions that may or may not work for your areas. Because the room is chopped up with doorways you may want to float the tan sofa in front of the fireplace. Place the glass console table behind the couch if it is tall enough. If it doesn't look odd, diagonally place the tan microfiber sofa to the right of the fireplace, and place a coffee table beside it. Place the ikea chair to the left of the fireplace. If the space looks very bare, place the coffee table in front of the couch. Alternatively, you can have the two blue sofas face each other in front of the fireplace with the coffee table in the middle. Place the glass console table to the left of the fireplace against the wall. Float the ikea chair to the right. Place one end table next to the ikea chair. Do you have a rug to put underneath the two blue sofas or in front of the tan couch? Either idea will look VERY bare to you. You may want to add a few more pieces, but resist over furnishing. The room looks very small to me, and less furniture should make it look bigger. If the area open to the dining room is big enough to be a small sitting area, you may want to table the ficus tree and put it behind a chaise, or off center a bit behind it. Comments (15)-I would get rid of the tv, stand, and the other kids stuff. -Rearrange your furniture so it is more inviting. I think at least one peice of seating needs to be at angle in the room. I'm not sure how this would look, but you might even pull the the couch over to the side so it is under the stairs. The chair might look better if it were angled into the corner where you are walking into the dining room. I think furniture looks better in groups of three. Do you have another chair or loveseat, you could put in the room? A small table by the chair might look nice. I'd move stuff around in the room until it looks right. It might not be the most comfortable for living, but sometimes you have to do what you need to do to get it sold.-I think you need more height in the room to add interest. -I would put the dried twig arrangement on a plant stand and maybe adding s few pieces with color into the arrangement. -I like your fern, but I think it needs to be moved so it is in the line of sight where you first glance into the room. I might add a couple of other nice size plants with a little bit of height into the room too. -I don't think your picture has enough presence on the wall. You need something bigger and with color. -I think you need some colorful accents like pillows. -I like your curtains. Comments (17)I can see why you want to make the changes you are proposing. For me and my young family, I like your new plan better. Esp with doors to separate the living room from dining area. For a quick layout change -- what if you scooted the big island a bit closer to the sink wall, and put your seating on the long side (backing up to the fridge and double ovens). Or even leave space on 2 sides for seating. Just seems like folks sitting on the oven side would be more.out of the way from you working at the cooktop. Also, you could prep on the sink side of the island and talk with them. And have you considered switching the sink and the cook top. Then even though you'd still have the island in the middle of the triangle, it would be more natural to move from fridge to sink to cooktop in order. And although you wouldn't have a window over the sink (in the corner), it looks like you could have one over the primary prep area btwn the sink and cook top, which would be lovely. Do you have a specific purpose in mind for the second island? Seems a bit odd - I think the space would be better left open, esp as the dining area is narrow at 143"....See More- last year
