Can't figure out Liftmaster garage door issue

We recently moved into a house with 2 Garages. One of the openers has been finicky. Sometimes it either won't close at all or starts to close then opens back up. Over the course of the last 10 months is gone through periods where it worked fine and periods where it refuses to work. When it refuses to close, the light blinks 10 times.
Everything i can find online says this diagnostic code is for the safety sensors. This unit has 1 always solid yellow sending sensor and 1 green receiving sensor. I've tried fiddling with the sensors several times to no avail. The sensors are definitely lined up properly. The sender is always solid yellow and the receiver is always solid green. There's no change to this when pressing the open button either.
The other garage has an identical liftmaster opener, and the lights are solid yellow and solid green too. That garage door opener has worked flawlessly.
Does anyone have any idea what could be wrong here? What else can I check? Does 10 blinks have an alternative diagnosis not listed in the manual?

We had something similar happen …the repair guy climbed up and adjusted a screw on the opener. It stopped doing what you described. Not sure if it applies to yours in particular, but worth mentioning if it helps.

As i understand it, there's adjustments for the force used in opening and closing the door, so I'm guessing this is what they adjusted. Though i feel like if mine was out of whack, the garage door wouldn't work intermittently.

I have the exact problem. According to the technician who installed there must some interference from some other source. My old door opener had no problem with the remotes. And it's not just with the liftmaster, they intalled a Craftsman also and it did not work. Very strange! No one can seem to figure it out. However I am search of a solution.

Yes, I've researched the codes here. CA does have the same restriction - a legal bedroom cannot have a door to the garage. However, half the houses in this neighborhood have this same floor plan, and half of those families use this room as a bedroom - even though it's not legally a bedroom. However, we are planning to wall up that door and cut a new door to the garage somewhere else, so it will be a legal bedroom. The setback over here is 20 feet from the sidewalk. The front of our garage is 26 feet from the sidewalk, so we could extend the house up to 6 feet past the front of the garage. The house was built in 1962, and most of the houses in the neighborhood are very similar to this one. We haven't really considered a complete teardown due to cost. I think even if we did do a complete teardown, because the lot is so small, we would still end up with the same footprint - and face the same challenge of arranging all the rooms in the house. We did consider a second story, but aside from the fact that the foundation currently won't support a second story, a two story isn't really suitable for my elderly parents.

What about the stairs - Should there be anything at the top of the stairs (on either side) and/or the bottom? Tibbrix - Thanks for the ideas! I too like the grass idea. Out landscaper is coming back up hopefully this fall to help us figure out the rest of the plants around our home and he had mentioned something like that, or a bush. Our original rock plan for in front of those steps was supposed to look like this. We had to hire a local landscaper to do the rockwork and he didnt follow the plan so we are stuck with that big mass of rock in front. I just put a bunch of plants in because they were going to die. I did put a bush that should get some decent height to the right of the steps (under the window) to kind of hide that hole there. I'm seriously contemplating just redoing it all and having my husband do the rock the way it was meant to be done. Ugh! I just need one of you guys to come here for a couple months and help me figure all of this out. I am so overwhelmed!

I would be seriously thinking about moving the kitchen into the current dining area, with an island incorporating the structural column. From what you said about why the current flow between living area 2 and the kitchen works for you, I think moving the kitchen to the dining area would give you a similar flow between the primary living area and the new kitchen. The issue are whether there are existing windows with sills below counter height in that area (as rantontoo alluded to), and expense, especially if you are on slab, as it sounds that your are. If you move the kitchen, the left side of the current kitchen could become the dining area, and the right side could be breakfast nook or bonus room.

That sounds like a pretty different issue from mine. My garage never opens or closes on it's own (without pressing anything). I can also manually force the door shut simply by holding the button in until it's fully closed. That's what I've been doing for months actually. I also the same closing issue whether it's the button on the wall, the keypad outside, the liftmaster car remote, or my vehicles built in remote. So that tells me it's something with the motor/board, track, or safety sensors. The blinking light is indicative of a safety sensor issue, but they seem to be perfectly aligned.

Yea. Ours blinked like crazy. Closed partially then opened back up. Then sometimes it was fine too. I was curious when the repair company came out to see exactly how to fix it so I watched them twist a screw. That fixed it🤷‍♀️I think they would have charged me their regular fee of $175 if I hadn’t watched. instead they charged me $50. Hope you can figure it out without a repair company. 🤞
