Help! Major house remodel - can't figure out floor plan

Hi all! I'm hoping some of the experts here can advise me on coming up with a floor plan that is proving to be quite impossible on my own. Here's the back story. My parents recently purchased a small house in northern california. It is approximately 1240 sqft on a 6120 sqft lot. It is in pretty bad shape, so we will be doing a total renovation, and would like to add some square footage as well. Below is a picture of the floor plan, as well as a 3D rendering to give you an idea of what it looks like.

The front of the house is facing the bottom of the picture, and the house faces approximately west. The logical place to add to the house seems to be the front - we can push the front out to where the front of the garage is (or slightly further). Alternatively, we could expand the back, but the backyard is already pretty small, so that would mean losing backyard space.

Now here's the challenge. There are bedrooms all along the back of the house. Currently, the only access to the backyard is through a sliding door in the middle bedroom (or you could go through the garage and out the side door) - kinda wonky I think. Ideally, we would like a dining room, or kitchen, or living area somewhere on the back wall and have a door to access the backyard directly. Here's the other items on our "wish list":
- four bedrooms
- a larger master bath, with a shower and separate japanese style soaking tub
- a laundry room or laundry closet

Here are some of the challenges I'm running it:
- moving the fireplace/chimney would be a big expense, so we're trying to incorporate it's current position into the layout
- if we remove one of the bedrooms off the back wall, where can we add it back to the floor plan so we still have four bedrooms

I should add that none of the interior walls are load-bearing, and we are open to totally rearranging the layout of the rooms. If there is any additional info I should include, or if anything is not clear, please let me know. I would really appreciate any advice on this floor plan.

How many square feet are you looking to add to the house? Are there currently washer and dryer hook-ups in the house?

outsideplaying, I really like the bench idea. I was contemplating something like that. Thanks so much for the advice on the planters with height. I never would have thought of that. What about the stairs - Should there be anything at the top of the stairs (on either side) and/or the bottom? Tibbrix - Thanks for the ideas! I too like the grass idea. Out landscaper is coming back up hopefully this fall to help us figure out the rest of the plants around our home and he had mentioned something like that, or a bush. Our original rock plan for in front of those steps was supposed to look like this. We had to hire a local landscaper to do the rockwork and he didnt follow the plan so we are stuck with that big mass of rock in front. I just put a bunch of plants in because they were going to die. I did put a bush that should get some decent height to the right of the steps (under the window) to kind of hide that hole there. I'm seriously contemplating just redoing it all and having my husband do the rock the way it was meant to be done. Ugh! I just need one of you guys to come here for a couple months and help me figure all of this out. I am so overwhelmed!

I think you're right on the bathroom. By just bumping out a bit into the Play Room, I maintain the play room while drastically increasing the size of the bathroom. Essentially, the major renovation items are: Remove the pantry, shift the kitchen forward, create laundry room in the back of home off mudroom. Open wall (with beam) from kitchen to playroom Open wall (with beam) between living room and entry way. This opens up the kitchen to the entry room and living room Am I missing any major opportunities? I see what you're saying regarding moving the kitchen to the office. The office has a lot of custom built in library shelves/cabinets that we do not want to lose.

I rearranged the short wall on the left to put the fridge there and used a shallow, side-loading broom cabinet on the end. I don't think there's a concern about heat transfer between a fridge and pantry--we see that line-up a lot--as long as you follow the installation specs for airspace at the back and sides. If you are still concerned, you can include a sheet of foam insulation between the fridge surround and the pantry, covered by trim. Also note--I voided the bottom left corner (27"), but if you want to reclaim that space, it could open to the exercise room, for storage in that area. IMO, dishes should be stored near the DW, for the convenience of whomever is unloading, then an individual can retrieve a cup or bowl whenever he needs it. An exception is a coffee/drinks station, if it's far from the dish storage area. It looks as if you have a coffee center planned for the short counter in the top right of the kitchen (top right on the plan), so since dish storage will be near that spot, include a beverage fridge there. A small upper cabinet to the left of the MW could house a few glasses, if you really want them near the main fridge. 72" is too far between the sink and range, even if that was your primary prep space. 36" is the minimum recommended by the NKBA, but maximum should be a comfortable step, or two--48"-54". I'd move the sink over far enough to put the DW to the left, along with a 36" super susan in the corner. You would have the choice of storing dishes in drawers on the wall to the left, or between the clean-up sink and range. Either location is out of the main prep space and convenient to the DR, for setting the table, and to the coffee/beverage counter. Dishes, cups, and glasses don't need to be kept in upper cabinets; almost anything--even small appliances--- can be efficiently stored in drawers. Dishes in drawers. I made the island 6.5', rather than 6', since each seat needs 24" elbow space, plus 15" leg space. The prep sink should be at least 18" wide, and I moved it to the other side to leave a nice landing space for incoming groceries to be loaded to the fridge and pantry. A trash receptacle is on the corner of the island, where it can be easily shared by prep and cooking zones, but if that's too far from the clean-up zone, I included another trash/recycle pull-out near the beverage center. The range was moved down slightly, to keep it centered on the island. I added legs to the island seating overhang, and an extra run of shallow cabinetry to help support the counter. Roopa if you bought that oriental rug with the bright red and the aqua background, I would go with a pale aqua or pale blue wall. Off white, pale yellow or cream works very well too. It's the daytime light with all the beautiful windows you have to feel airy during the day and a pleasing wall color to look at night and enjoy, not overpowering!

We would like to add between 300 and 500 sqft. There are currently washer/dryer hookups only in the garage. The house has a slab foundation.

My initial idea was to extend the front of the house out to where the garage door is, and put the living room there. Then, put the kitchen and dining room along the right wall, and convert the master bedroom to a family room. However, the problem is trying to arrange four bedrooms in the remaining area of the house because we cannot put a bedroom along the back of the garage wall because there would be no windows. Also, the fireplace would end up being in the dining room, which might be a little strange.

Huh. Have you considered codes?
I'm in Washington state, and we don't usually have codes CA doesn't already have. We cannot have a legal bedroom that has a door to the garage.

Additionally, have you looked up setbacks? For example, we can have a garage in front of the setback. But, if you intend to extend the house to the front, you need to make sure you can.

And, have you considered a complete teardown and redo? You don't say how old the house is, or what kind of neighborhood.

Yes, I've researched the codes here. CA does have the same restriction - a legal bedroom cannot have a door to the garage. However, half the houses in this neighborhood have this same floor plan, and half of those families use this room as a bedroom - even though it's not legally a bedroom. However, we are planning to wall up that door and cut a new door to the garage somewhere else, so it will be a legal bedroom.

The setback over here is 20 feet from the sidewalk. The front of our garage is 26 feet from the sidewalk, so we could extend the house up to 6 feet past the front of the garage.

The house was built in 1962, and most of the houses in the neighborhood are very similar to this one. We haven't really considered a complete teardown due to cost. I think even if we did do a complete teardown, because the lot is so small, we would still end up with the same footprint - and face the same challenge of arranging all the rooms in the house. We did consider a second story, but aside from the fact that the foundation currently won't support a second story, a two story isn't really suitable for my elderly parents.

Leave bedroom 1 and 3 as is, just walling up garage entry to bedroom 3. Move kitchen and dining and living room to the area of mbr and bedroom 2. Utilize kitchen area as a foyer. Build a wall thru current living room so that fireplace is part of the main living area. Addition is to the wright of the garage, put mbr and the 4th bedroom there.

Obviously the problem with this is where you front door is. But I dont really see a front entry on what you posted, and I have no idea which way you enter the garage.

You really need an architect to integrate your ideas into the existing home, as well as meet local codes. Good design can pay for itself.

Thanks for the recommendation on a layout, pixie_lou. I hadn't thought of taking two rooms off the back. btw, sorry for being unclear on my pics - the garage door is on the wall facing the bottom of the picture, and the house entry is on the living room wall facing the bottom of the page.
