Comments (9)What kind of kid stuff? It partly depends on what size TV you find acceptable and how ideal you want TV viewing to be vs other factors. A love seat is generally going to be somewhere between 4.5 and 6', I think depending on the generosity of its seat width and its arm width/style. (e.g. at the low end 21-22" seat and 5-6" arms). One option is to do two loveseats which would provide seating for the family plus a guest and allows for seating not all in a straight line. They could be put in the corner along the 10 and 11' top and right wall and with a wall mounted flat screen TV on the 5' wall and an end table in the corner between them. That would provide an acceptable angle to the TV for the two in the couch on the top wall, but not for someone person sitting against the other wall. Possibly a chair floating near and in front of the left end of the couch for a fifth seat with a better view of the TV. Or one could put a 3 seat couch against the top wall, but, at least in our family, the middle seat that doesn't have an arm is the last one chosen. Or a smallish 3 seat couch parallel to and facing the 11' wall with the TV on that wall. Perhaps with an end table connecting it to the 10' wall and a seat or love seat on the 11' wall. Or a couple of reading chairs in the bottom left corner with a small table for a lamp. Comments (7)I suggest grouping whatever living room furniture you buy around the fireplace. It is what I did in my long living room (mine is wider than yours). Here are some layout suggestions: Before you buy any furniture, make sure you have the room to lay it out something similar to the above suggestions. Put tape on the floor, if you have to and make sure you have enough room to walk around the furniture. You can also try Basset Furniture and/or La-Z-Boy showrooms. They can help you with furniture arrangement and they do not charge you, like a designer does. For the TV, you could either get an entertainment center that will fit right or left of the fireplace or your could even mount your TV on the wall (I have 2 TV's that are wall mounted and I love it). When I was getting ready to move into my house 3 years ago, I needed brand new living room, dining room, and family room furniture. I shopped sales and I found my 2 sofas that are in my living room first at a furniture store selling La-Z-Boy furniture. I got lucky! The sofas were on sale for over 60% off and after choosing them, everything else fell into place. For the family room, I went to a La-Z-Boy showroom, found a reclining sofa I loved, and it was also on sale. I choose soft, neutral colors for it and two rocking recliners. We use this room to relax and watch movies on our big TV in the family room. Comments (8)A queen bed mattress is 60 inches wide 80 inches long. If the bed goes on the ten foot wall? You will have 30 inches on either side for bed side tables, and 52 inches from the foot of the bed to the opposite wall,......minus the depth of the dresser ( 20 inches ) leaving you 32 inches to walk and open drawers . If it goes on the eleven foot wall you will have 36 inches for side tables, and 40 inches to the wall and 20 to open drawers and pass by: ) It's.....................MATH. Keep the headboard sleek an upholstered, skip a foot board if possible Obviously, I don't know where the closet is, nor any other passage. Make a drawing. Take a picture. Avoid a double. Two people in a double are sleeping in less than crib space, ( 27 inches each ) Which is what happens when two folks share a queen. Each has a long "crib", 30 inches wide. They will be sleeping. Get the queen........No CLUTTER . Best mattress you can afford, good sheets. an assortment of bed pillow, and layers for warmth or less warmth. Good lighting at bed side. Comments (5)The current TV placement is the best spot, but it should be lowered to proper viewing height. You should be able to fit a sofa, maybe not two chairs depending on how big they are but they can flank the fireplace....See Morearcy_gw
