Small Condo Decorating Dilemma

Hello Everyone,

We recently sold our home and are renting a one bedroom condo until we decide our next move.

I have started to place the pieces of furniture that we have left in the family room, however for the life of me I cant figure out how to get this small condo to look cozy and put together. I still need a coffee table -on round or square (Im leaning more towards round), wood for some warmth?, End table next to the crazy olive tree, Dining room set round, what to put behind on large wall to compliment the DR? Should I get stools for bar and DR set will both be too much? We ordered a floating console that is coming soon. Any suggestions please!! Thank you

IMO 2 end tables with lamps or one and an arc lamp I would not do a round coffee table but a nice sleek narro glass one might work I think a lot depends on how you use the patio doors since blocking the path to them is not a good idea. I really do not like those flimsy looking stools there at all they are not comfy looking so IMO a bad choice The TV is bit high and so is the art behind the sofa . You have lots of art get rid of the mirror and a matching rug for the DR could be good . I would do a round table there and I do not know how bu-ig the space is our how many seats you need so maybe share that. maybe use those stools for a coffee table type idea with tray on each one. IMO the tree needs to be closer to the window if it is real and if fake in the garbage.I think get the dining table first then see how much space you have left for stools I think I would just not bother in such a small space also as little stuff on the counter as possible please maybe a nice vase filled with fresh flowers on the dining table and nothing on the counters .

I would put the little stools in front of your couch instead of a coffee table. Get your round dining table and see if you have room for a comfortable chair or two for where the little stools are now.... by the couch, to watch TV. Need a floor lamp for light. I don't see an overhang over your bar area so no stools will work there. Your condo looks comfy to me. Doing good!

This is just a guess without seeing the floor plan but I think I would be inclined to take the dark granite off the fireplace and make the whole area including the alcove look like one feature wall ...shelving,cabinets and tv. Something simple to jive with the kitchen. Then, I would mostly just ignore trying to make use of just the fireplace section as a feature. It would then be a larger section of feature with the alcove included and you could float some furniture and have better use of the space. Maybe not just like the picture...but you get the idea. Edited to add: this way you could start your area rug all the way down from fireplace toward sliders. It will make your space appear larger.

I think that sectional is really nice for your space. There are lots of sectional haters on this site, but many of us who have them, love them. It's a nice scale and will give you lots of lounging space, as well as seating without so many arms (as with sofa + chairs) taking up space. You could probably (it looks like it) add an armchair or small recliner if you want one, where the wood armchair is now (by the sliding door). Not sure what color you're thinking but that green in the ad is yummy and would look nice in the forest setting. Maybe an upholstered chair in a print with green an blue to bring in the water element you want - also pillows and rug to bring them all together. Have fun! eta: I see in rereading you're thinking of greige for the sectional. If you want it to be more fun than your home, I'd rethink that and commit to a color. Something that would be more fun on a dark, dreary day than greige. From your Pinterest board...look how yummy and fun this color is - this would warm you up on a cold, snowy day:

I hope you get some responses. I’m in the same boat, I did find some coastal artwork that somewhat blends the leather in, I wish I had the $ to reupholster. I even considered having the leather dyed navy blue. I put a throw over the chair to cover up a little bit of the pattern. I think replacing the curtains will help. So, I guess we both need to find a bridge in our accessories that meet the two looks halfway.

Condo layout dilemma with balcony in bedroom instead of living room

think & kudz: I was attempting to give the owners the maximum view and balcony access by making the middle bedroom the master, leaving the larger master (which is quite far from the bath) to contain guest, office and media room furnishings with no balcony and possibly a less exciting view. Not sure which view sees the ESB, but assume it is the balcony area since the OP is focused on that. With the bed placed on the "west" wall of the room, the view may be enjoyed from there and chairs can be added near the opening and/or on the balcony in good weather. Perhaps the smaller closet in the room could be converted to a coffee/wine bar, turning the space into a self-contained a.m.or p.m. retreat. A door on the "north" end of the "east wall" could give easy access to the office. The main issue for me is the distance anyone has to go to reach a bathroom. If the foyer closet and LC could be moved forward that bath would at least feel more spacious and the shower enclosure could be larger. I also wonder if that front foyer WIC would be better if incorporated into a larger, more luxe master bath.

Thank you for the feedback. The stools were originally in one of the bedrooms, agree does not look good there. Definitely would be better accent chair(s). I will get rid of the fake plant. lol.

Also add accent table and some type of arc lamp for lighting. Yes indeed nothing on the counters, at this time we are still unpacking so that it is a bit messy.

The bar has an overhang. however will wait until we get the DR table.

So if there is alot of art you cant have a mirror ? so the suggestion would be one large piece of art over the couch? i like the mirror and console idea.

If those are vertical blinds, you can remove and store the vanes, and install sheers on the hooks that held the vanes. That will soften & cozy things up a bit. The stools are a tripping hazard where they are. If they arrive 1" above or below your sofa seat, they could be good stand-ins for a coffee table. Spray the fabric with Scotchguard and top them with a couple of trays and put them 12-18" from the sofa. You could use some floor lamps at either end of the sofa.

okay will definitely remove the stools Unfortunatelly dont have much storage to remove the blinds

Just the vanes need to be removed; often they can fit under a bed or sofa. Much depends on how long they are. If you're in a condo, ask management if there is a storage area for tenants; there often is.
