Adding room over 2 story great room?

2-Story Great Room with "Bridge" - How to use posts?
Comments (7)@GreenDesigns, @virgilcarter, @Renovator8: I value all 3 of your opinions and expertise. I will try to post plans later but as it stands there is no *need* for any posts structurally. It is open above and below the "bridge". My question is that for the railing it seems to make sense from a stength standpoint to have 2 large posts that go from floor to ceiling on the 2nd floor bridge which would decrease the span from a single ~20 foot span with smaller posts every 6-8 feet to three ~6 foot spans with 2 large structural posts from floor to ceiling. Or is this not even needed (are the smaller posts that would not got from floor to ceiling --- like in the picture that worthy posted above --- strong enough?) And if I do posts on the 2nd floor (either smaller posts or floor to ceiling posts) should I mirror these with posts underneath for better aesthetics? Comments (21)Hey There: My suggestion for your windows are motorized roller shades. I believe you don't have power to the windows, so a lithium battery operating system (the charge lasts 6 to 9 months) with a remote control is a great solution. Minimalistic style to keep the openness of your windows. You will cover only the squared part of the upper windows though - the roller shades will line up with your horizontal bars in the window. The different height in the window give a nice variation in design. The roller shades are only 2 1/4 and not bulky - no casing is required and you can operate them from your smartphone. To charge the roller shades, just plug them in like your tablets and recharge them over nite - done. (no chain though)...See More2-Story Great Room Blank Slate! Let's shop!
Comments (25)chispa, yes,,i saw that it goes w/the kitchen. the hood isn't my favorite (it really stands out surrounding entirely by white) , but she didn't ask about that so I didn't think I should say anything. If she likes it, that's all that matters! I just love all of her white, gray, black and natural wood flooring. as much as I love the warm wood, in this particular scenario, I think it detracts rather than enhances. just my opinion. maybe once she gets in all of her furniture and other items it will blend in a bit better....See MoreSuggestions for 2 story great room stuck in the 90's!?
Comments (36)We also purchased a custom 1990's home last year -- we are still unpacking! Our single-story house has 12' ceilings in the 'public' rooms, no crown molding, and shiny brass "gold" metal hanging lamps and accents throughout. I hated the brass and before ever spending a night in the house, I spent $2000 (on a good sale!) on chandeliers and lamps in satin nickel. Ten months later, those light fixtures are still in their boxes in the garage! Some of the "gold" is going to be too costly and fussy to replace, so now I'm thinking I only want to replace the lamps that don't suit our uses of specific rooms, and to go with maybe antique brass to blend with the polished items. That doesn't apply to your situation, except to validate the people who said wait and see! Here's what *I* see: (1) The crown molding is pressing everything down! I would paint it all the color of the wall beneath, to raise the ceilings visually. That means DON'T paint the crown molding in the all-wood library upstairs. (2) Leave the mullions/grills off the windows; don't paint the rest of the oak until you live with it some months. Adding a (3) after looking at the photos some more: Go ahead and paint the oak around the fireplace, it is that awful. Are those DOILIES??? Paint it the color of the wall and hope it disappears into it, until you find a picture somewhere of what you do want after living with it. Maybe just the marble/stone part and some big art or textile above? Oh, and if you choose to paint before moving in, in the previous house we re-did we used Benjamin Moore's Brandy Cream OC-4 on all the walls (and crown molding, and chair-rails in a couple rooms). Actually it was Sherwin Williams paint made to match OC-4, and it acted like a "full spectrum" paint, slightly changing according to the lighting... which would be wonderful with the big windows!...See Morekempek01
