Please help with furniture placement in large room!

Please help me figure out how to set up this room! This room is located at the far side of my house away from the kitchen and family room. It has a TV but is not the "TV room". The biggest issue is that there is a sight line from the kitchen to the dining room to the fireplace in this room so the middle of the room can't be blocked. I came up with the idea to do a sitting area on one side and a small TV sitting area on the other. If I went with this, should I get two rugs or one large rug? What other ways could I set this up to maximize the space?

My kids like to use this room to play video games on that TV. We could make something else work for that TV if there's a way to design it as just a living room.

What a lovely, bright room with so much potential! IMO, if you can find another location for the "gaming" do it :-)

Given your sightlines I'd absolutely focus furniture layout around the fireplace. Here's what I'd do:

Float a 3 seater sofa to the L of the fireplace, centred in the room. Small side table for a reading lamp on the L (nothing on the R arm side). Behind it place a console table for plants to take advantage of the lovely large window (if you need to add lighting, place it on the right side of table with cord running to the left), coffee table in front of sofa. To the R of the fireplace, a small side table and an arm chair angled out, in the space between the 2 doorways, another arm chair facing the fireplace with a small side table & lamp (play with which side works best for flow into the room from front door). One seating area focused on fireplace.

Moving to the wall with 2 windows: create another seating/conversation area with a chair in front of each window and a low table in between - angle the chairs slightly towards each other. The chair in between the doorways "links" the 2 conversation areas. Use a large area rug to define the fireplace conversation area (at a minimum, front legs of sofa, of chair in between doorways, and chair to R of fireplace should be on the rug, no rug for the seating area in front of the two windows).

I appreciate your time Beverly. Yes, I agree no room for bookcases on that side of the room. Yes, 22' from armoire to corner window. Where do you suggest I place the couch and loveseat and perhaps move the armoire? Currently I feel the furniture is "bunched" up to one side of the room. One time I had the couch directly opposite of fireplace (between dining room) and loveseat in front of corner window. However, seating too far away for conversation. I am willing to move out the bookcase(s) and add console and/or side chairs. Open to suggestions,

@Steve Really nice room & finishes. I’m having hard time seeing the overall room size measurements of the great room side of space but did have a couple of random thoughts while studying your pics. It feels like seating furniture is huddled together on one end of area rug & lots of emptiness around it. Doesn’t seem like all that space needed for traffic path. Before investing in or deciding on new furniture, I’d play with different arrangements using exisiting stuff to get a feel for what to add or replace it with. Even though chaise is at wrong end of sofa, place it with back to windows & close to the windows - no traffic path behind it - to see how that feels. If you get a sectional, that seems best spot for it - i think though a sectional would be too limiting for placement & seating. Also try sofa with back to steps on the other side of room - does that feel closed off or ok? This exercise should tell you if having two sofas facing each other & at right angles to FP will work & also how much space is needed behind for walkway. Maybe two chairs is better? Placing chairs where the sofa sits now will open a path to kitchen. The wall to right of FP looks like 7' so it needs more than a plant - a chair & end table? A console or shelving unit? My other random thought Is that the only color in the space is the two great poster art pieces on either side of FP. I'd want a rug with some of those colors in it also. I would also like to add those colors to kitchen with counter accessories - bowls bowls, cannisters etc. I realize your kitchen pics are just post construction so kitchen likely looks lived in now! ☺️ And, I'd get , a larger rug too - place only the front legs of sofa & chairs on the rug.
