Not enough information. Are these your furnishings? What are the measurements? Do you have larger photos of ALL FOUR WALLS and adjoining spaces? What I see is a sofa blocking what should be a pathway to the stairs. The room looks like a bit of an obstacle course in those tiny photos.

This kind of layout problem is often solved by floating a sofa instead of putting it against a wall . The back of the sofa then creates a walkway. But because we don't have measurements, can't tell if that would work.

The photos are of the furniture that was in the house when we bought it.

I want to redo the fireplace with brick tile a natural wood mantle and hang the tv above it. I am trying to use the couches that I already have which are brown microfiber love seat and three seater couch..

Front window [they had 2 chairs], what about a small sofa, table behind with 1 or 2 table lamps? If there's a wall switch near the entry, would any lamp be lit up?

Oh... are they in the house already? seems sofa could go on empty wall to the right of fp. Loveseat at front window... could say they face each other.

Their layout with coffee table - is that actually in the path to back of the house?

No have not moved in yet. I’m just trying to get ideas so I know what furniture to bring or not. This house is a lot smaller than our current home.

I don't know anyone who prefers watching tv with body/neck turned to the side [with tv over fp].... hard thing.... how about tv on the 'far wall'?

That could be an option but would prefer to make it work over fireplace

Cat: If you want the best advice, please provide measurements and a view of the space to the right of the fireplace. Is that a wall facing the door, or what? If so, then a sofa in the layout you like could face the TV, placed on that wall with a great credenza below it. In a small living room, the TV over the fireplace will overwhelm the room the minute you walk in. Is that the feel you want? And you won't be able to do the layout you want with TV over fireplace unless you're going to watch sideways somehow--makes no sense. Stop thinking about "decor" like tiles until after you figure out the layout from some of the pros giving you advice based on incomplete photos, no measurements, no pictures of your furnishings.

Many, many Design Dilemmas are solved with the proper layout, but we need to see your upholstered furnishings, their sizes, size of living room (you must have measurements from real estate packet, right?)

It's 'cause you just bought a house and you're moving. Measure, measure, measure. Tape out the floor with size of your furniture. It makes a difference if you have "puffy" sofas or low proportioned ones in a small living room. When you come back to Houzz, show a photo of the far wall that's missing. Do regular, not real estate photos.
