Comments (50)This situation requires a 3 part approach: you need to kill the larvae in the soil, the adult gnats (who promptly lay more eggs to become larvae) and remove or correct the conditions that results in the gnat infestation in the first place. 1) Larvae control. Hydrogen peroxide is an effective control. Use 3% hp at 1 part hp to 4 parts water. Wait until the soil dries a bit then water thoroughly with this solution. 2) Adult control. Adults have a very short lifespan - only 7-10 days - but during this period, females are constantly laying eggs. Covering the soil surface with a layer of coarse sand will discourage females from laying eggs on the container soil. No eggs = no larvae = no adults. 3) Finally, you need to adjust watering practices. Fungus gnats are attracted to consistently damp soils. Generally, populations will be most heavy if the plants are being watered too frequently and the soil not allowed to dry out between waterings. At least the top two inches should dry thoroughly between waterings. The females won't lay eggs on dry soils (what the sand fools them into thinking) and the shallow larvae will not survive in dry conditions. Your houseplants will probably thank you for it as well - more issues arise with overwatering houseplants than allowing them to become too dry. Cinnamon can help as well. Dusting the top of the container uniformly with ground cinnamon will destroy the fungal organisms the larvae feed on, killing them as well. Also useful for damping off problems. Jtorel, The buyers are at the home because of my marketing of the property, so, yes, I would feel comfortable collecting both sides of the commission. However, after my first two dual agent deals that I completed years ago, I realized that it makes a lot of sellers (especially) and buyers uncomfortable for the reasons you state. So, now I allow my clients the choice if they want exclusive representation or not. If they do, then I refer all buyer leads on my properties out to a friend of mine who is not even in my office. He does the same for me. Win/win for all. Your question is very legit, and hence, why I offer this option. As far as ragtop's comments go: Where did I ever say to sign a BAA with an agent that you do not feel comfortable with? I have never said so. And how on Earth have you summized that I steer buyers to my listings? Have you been speaking with my past clients? Why would I want to waste my time showing homes that do not fit the buyer's criteria. Time is my number one expense. The first thing a good agent learns to do in this business is to weed out the time wasters. You have no idea how many flakes are out there that will waste your time if you let them. It took me over 3 years to truly understand this. We get paid after a deal closes, not when someone piles into my car. Yes, I might make a wrong call every now and then, and miss a deal, but I save thousands of dollars and, more importantly, I save my precious time for those folks who are ready, able and willing buyers. If you can not commit to me 100%, how do you expect me to commit to you the same? All buyers would do themselves a service if they either got a referral from a friend, or called up the BIC and asked him/her to recommend an agent that fits thier needs. Don't come on here complaining because you settled for something less. And don't come rolling into town, which you have had planned for months, call me up, and expect I drop everything on my schedule just to show you a few homes, especially if you do not even know if you are moving to this area. Looking at homes is not going to determine if you eventually move to a particular area. And it is not wise to call the listing agent in order for you to work with. They represent the seller's best interests, not yours. They are fiduciarally responsible to selling thier client's home, not to look out for your best interests. (I realize that some people are savvy enough that this is not a big deal for them, but for 95% of buyers, it not a good situation to be in) BTW Ragtop, I got two calls this week out of the blue from potential buyers that were referred to me by past clients. One of these past clients that referred me was a seller whom I failed to sell thier home! Comments (18)This morning I took the dough balls out of the fridge. I took 2 back-ups and 1 Fail. Thanks to Linda, I tore open the Fail, patted it out, sprinkled more yeast, flipped it, more yeast, and softly patted it back into shape. You are supposed to handle this dough as little as possible. I will say, that fail was loaded with yummy yeast pockets when I pulled it apart. So this morning here is the result of my two pizza dough attempts. The two back ups are for 2 10" pizzas. My pans are 9" so I'll have to cut some off and freeze for another day. The small ball is the FAIL, now rejuvenating on the kitchen counter with additional yeast.Huge difference in size. I'd love to try both the Fail and the two good dough balls, but then I'd have to make 3 pizzas! Only 2 stones. 2 ovens. I'll make the choice this afternoon and keep my fingers crossed. I borrowed my neighbor's stone. That thing was filthy. I had to clean my oven anyway so I put her stone in on self clean. She'll be in shock when she gets it back. Perfectly clean.
