Comments (6)No pics, since we haven't broken ground yet, but I've devoted a scary amount of thought to this issue. The entire design process for me has been one of confronting the truth about who I really am, not who I'd like to pretend to be: though I love a tidy house, I need to be very careful to make keeping it that way as easy as possible. Otherwise, I tend to let things pile up until setting them to rights is difficult and depressing. Clothes are the only thing that ever messes up my bedroom, so I don't want any clothes storage there: I want a closet big enough to hold EVERYTHING. I only need a tiny bit of 'full height' hanging space, so all the rest can have upper and lower rods. For sweaters [I'm a cashmere/dale of norway junky] I want open shelves, spaced close enough together that I'm not tempted to pile one atop another[I always make a mess if they are]. One [or two] of those trouser hanger assemblies made up of multiple horizontal rods on a vertical axis. Not only hold more for the space they take up, but less mess since you don't have seperate hangers for each pair. Just a few drawers for 'small clothes', but some kind of multi-basket system for dirty laundry so I can tell at a glance not just when I need to wash, but what. A bench of course, and some wall hooks for stuff like robes. And no doors: though those fully fitted closets look very nice, I know that I'd almost never bother to close them. Comments (14)Never a problem at any house with the closet access from the bathroom. The toilet has never been close to the closet. Separate WC, too in 4 homes I've lived in (3 of those I had built). My current renovation, there is no separate WC, but the toilet is 20 feet away from the closet. Comments (3)That layout sounds kind of like what the 2 bedroom units in the HOA I lived in when we were still in SoCal was like...The vanity area of the bathroom had a closet facing the vanity/sink side that was the two sliding door type, with a door to the toilet/tub+shower part of the bathroom to the right (left if you're coming in the door from the master bedroom) and a door to the master bedroom on the left (right if you're coming in from the toilet/tub+shower part of the bathroom) - another double door slider closet was in the master bedroom. They almost always painted all of the walls, the closet doors, and the doors in/out of each space the same color as the master bedroom because it was adjoining. The smaller bedroom accessed the bathroom through another door off the upstairs hallway, so sometimes that smaller bedroom would be painted a different color but not always. White (the same one as was used elsewhere) was a popular and sensible choice, you can always add color with accessories and art! White bedding can start to look dingy if you don't wash it in hot water (occasionally adding bleach to go into the load while it's running), so think about how much 'maintenance' you're willing to do before buying all the bedding in white (sheets and pillowcases in white aren't as big of a deal because you typically have 'decorative' pillows and a comforter/duvet covering them when you get the bed made each day). :) When we had the house on the market the 'stager' had us buy one of those cheap bed-in-a-bag comforter/shams/decorative throw pillow sets in white with a little area of patterned print down at the part that goes on the foot of the bed, which I thought was totally impractical given that our dog loves being on the bed and washing the thing would have made the fiberfill migrate around so it would be lumpy when it went back on the bed! Comments (6)Thanks for the clarification and if we decide to send everything to an architect I will be sure to upload. At this point the builder has told us we have to put down a $5,000 deposit on the lot and $5,000 deposit to send the rough sketches to an architect. With the market being crazy, we are trying to compare what we would be able to afford with a new build vs. what we've been seeing come (and go) on the market. So we are trying to get a general sketch/layout idea of our build to see if the estimated costs are going to work in our budget....See Moreacm
