Furniture placement in dining room and kitchen

We are planning to remove the popcorn ceilings, add potlights and paint the rest of our main floor with lighter colours. Since we recently winterized our sunroom wih sofas and a dining table, i am thinking of moving our banquet and kitchen table into our diningroom and removing the light fixture. I was also thinking about movining the hutch to the right of the banquet and possibly painting it the same colour as the kitchen

cabinets (it also comes apart). Since we would still have 2 large dining areas, I am not sure what to do in the arra where the bench/table used to be in the kitchen. I am thinking about build-ins with a bar fridge and/or a bistro table or island. The other slider in the kitchen leads to the sunroom below and the final pic is a Houzz inspiration pic.

All suggestions welcome!!

I would not exchange the two dining areas, I would just eliminate the kitchen one in favor of a built-in that could serve as a coffee/ bar area with glass uppers for pretty storage. Simply put you have a nice formal area no need to make it seem like a misplaced nook right beside an eat at bar area.

I would relocate the dining table and move it down more centered to the open space, since you are scraping the ceiling its an ideal time to move that table away from the bar area.

It would help if we had a better idea about the orientation of the rooms -- the space you have available. I agree with those who suggested you consider swapping the functions of the rooms -- make the existing dining room the TV viewing room and move the DR table to another room (LR or FR). Failing that, is it possible to extend the feed from the security cameras to a location where you would actually want to sit and watch TV? Failing that, could you purchase a nice tablet for hubby that he can have with him anywhere in the house, so he would have ready access to view the security feeds? After all, I would think the need to view those feeds is momentary at best -- watch a movie, pause the movie to check cameras for a second, return to movie -- right? He's not going to actually sit there and watch the feeds for any appreciable period of time, I would think (although my father can sit for appreciable periods of time watching the Weather Channel, so what do I know?).

Near the entry door I like to have a bench to sit on when putting on/taking off shoes. Also a console table with mirror above it. So think of creating three zones - entry zone, sitting area, and dining area, while leaving at least 36” of walkway along the side of the room. I agree that the chandelier will probably need to be moved over to be centered under the dining table, and perhaps it could be replaced with one that is more of a focal point since the room seems to be lacking one.

Near the patio door, I'd put a nice sized console/buffet on that wall. This can hold anything you need to carry from the kitchen to the patio. Put your TV on that large wall with the sofa facing it. The dining table would go near the window that is close to the kitchen.

Regarding the window that faces your neighbor, if you want to take advantage of the natural light you may want to get sheers. The size dining table will depend on how many people you usually have sitting there to eat. My dining table has a leaf in it, in case I need to expand it. I find that very helpful. A round table will be easier to get around than a square or rectangular one. An oval one may be even better. Depends on your needs. A chaise is very pretty, but I don't know how practical it is. I personally like more space to move around in than stuff. You have to consider the amount of space you have to work with. Try to make lighting an important part of your plan. I like a table lamp or wall sconce in each corner at chest height.

Nice sunroom! Is the plan to place banquet bench against the wall where the hutch currently sits? Wondering if the floor vent will be an obstacle to placement? Seems like a lot of furniture in that area with banquet & hutch, especially if both against wall. Since the plan is to paint hutch to coordinate with cabs, what about putting it in kitchen space vacated by banquet? Looks like you have 3 eating areas, bar, sunroom & banquet. The storage in hutch would be nice in kitchen. Maybe the wine console could go into kitchen too - at right angle to where banquet is now - looks like a window opening facing kitchen.
