Furniture Design Dilemma Living Room

Help with open concept living/dining/kitchen furniture placement

Hi everyone!

I just moved in to my first house, and I'm having some trouble deciding on furniture placement for my living/dining/kitchen. It is all one open space. I've attached a layout and some pics of the space.

I current have the TV in front of the tall window that is directly across from the kitchen. We will never have this window open, because it looks directly into the neighbor's windows. I'm currently planning on getting some nice shades and curtain for both living room windows, and I'm hoping that will help "frame" the TV and hopefully make the fact that it's directly in front of a window not so awkward. I'm open to other ideas though!

I also have a grey sofa chaise (the chaise part is reversible so it can be placed on either side of the sofa) that is currently directly facing the TV. The TV stand, sofa, and three bar stools at the island are the only pieces of furniture I have that must stay in the space. Everything else I will have to buy!

I do not currently have a dining table. I have no idea what size/shape to get because I don't know how to make everything fit in the space in a way that makes sense. I've though about buying a rectangular dining table and pushing it up against the back of the couch, so that it could be pulled out when we have guests over. But I'm not sure if that is the best use of the space.

Regarding the window that faces your neighbor, if you want to take advantage of the natural light you may want to get sheers. The size dining table will depend on how many people you usually have sitting there to eat. My dining table has a leaf in it, in case I need to expand it. I find that very helpful. A round table will be easier to get around than a square or rectangular one. An oval one may be even better. Depends on your needs. A chaise is very pretty, but I don't know how practical it is. I personally like more space to move around in than stuff. You have to consider the amount of space you have to work with. Try to make lighting an important part of your plan. I like a table lamp or wall sconce in each corner at chest height.

couch and love seat across from each other toward the fireplace or the couch facing tv and love seat on left wall. I would probably opt out of the love seat and try to get two smaller chairs since you are limited on space. I would also consider a round table rather than square. what are the dimensions of the room, the couch and the table?

Open concept sounds like a great idea. “Sounds” is the operative word. Sounds bounce all around in a large, single living space. Think carefully about how you and your family will actually live in one room. Can you run the dishwasher after dinner and still hear the tv? If you have kids, do you really want your living room on display to anyone who appears at the front door with all the toys all over? Can you run the food processor , the microwave, the exhaust fan while someone in the living space is trying to talk on the phone? Will it bother you to see all the dirty dishes piled on the counter while you relax at the dinner table? Where do you hang pictures if you have few walls?

I’m not sure about your layout, but after seeing your home, I would definitely paint the walls a light color that coordinates with the whiteish color in the sectional pillows!

@Elaine Doremus Resumes Written Thanks for your input! It's usually just two people in the house, but I'd like room for at least 4 to sit. The leaf seems like a good idea! I understand what you mean about the chaise not allowing a lot of room to move, but the sofa is only a year old and I have nowhere else to put it, so it has to stay.
