Bathrooms Remodeling Design Dilemma

help me with spooky attic half bath

It’s actually the small second floor of a 1925 house I bought as an investment. But it feels like an attic, and it is slightly spooky. The house is 3 bedroom, 1 full bath on main, one half bath in basement and this half bath in 2nd floor with 2 small bedrooms. Due to the slanted ceiling, not sure I can add a shower-but maybe a tub? And how do I install a mirror over vanity?

Place the mirror on the long wall. Maybe with a new corner sink.

Or just hang the mirror as high as it will go.

@Mary Tillios thank you, to clarify, we're using just one type of subway tile in one bathroom. I'm debating using it at all because we already have a different type of white subway tile in another bathroom upstairs. I was wondering if it will look like the renovations were done by different homeowners or done at very different times, because the wall tile I have is the super plain, cheap white subway and the one installed in the upstairs bathroom is pricier with a undulated look to it .

1930s brick home in NYC. I would do tile wainscoting. But the board and batten type you showed would be stunning as well. I have 9 bathrooms in my house. Most are just painted. We did wainscoting in two. One is porcelain tile that looks like marble with a Carrera mosaic boarder on the top. The other is bead board. But we are in an Oceanside town north of Boston. The bead board thing works here.

Yes, toilet and sink can remain where they are. I would have one hanging hand towel space near the sink - disposable towels are great if you have a large number of people over at once, but for one or two at a time, it's not so luxurious, and rather wasteful if you are dashing in there yourself when home alone. Under the overhang... a cabinet to store supplies, including extra TP. Find an attractive knick knack for atop. Either art or wallpaper on the wall behind the toilet- or perhaps through the entire room (edit, wallpaper that is...) Paint or paper the slope the same as the wall it is on. If you are apt to have guests who are older, or may have physical limitations, consider a comfort height toilet. It would probably be worth changing out the tile, but you can always use the right rug for now.

There is no NEED to have a mirror over a sink. To the right will work just fine. I would tread very lightly adding to this home, doing it right will be costly and involved being sure it's supported all the way to the basement. #1DD looked at too many homes in this genre where dormers/bathrooms were added and the houses are now caving in on themselves!!

To sell clean it paint it and be done. Since you do not post a floor to scale there is no way to know if a tub would even fit. Usually if getting ready to sell no major changes will get you more ROI

Perhaps a corner shower. instead of dormering to use the floor space, pull the shower in to where the head space fits. give up the two feet of floor space.
