Comments (9)Well, in my area of VA, the costs for installing tile, stone, or stamped concrete are not going to be wildly out of line with one another. However, the costs of using real stone vs. something like tile can vary greatly. For example, we are using a flagstone for our front porch and front walk...there were stones for $150/ton and there were stones for $500/ton. I love natural stone. That would always be my first choice, but I'm concerned that with your stone fireplace it could potentially be a little over the top. If the stone fireplace is to be the focal point of the space (and it really should be), I do think a dyed concrete would look nice. Personally, I don't think that mixing natural stone and stamped concrete is a good look. Honestly, I really think that this is just a matter of personal preference. Which do you like more? Comments (8)Thanks for the EPA link, ccoombs1. By the way, that backsplash is gorgeous. I wouldn't have wanted to put anything on it anyway- your solution is great. Now I'm nervous that my much-anticipated hot water dispenser might not be a good idea, either... the link doesn't specifically address that, but it does say to only use cold water for drinking/cooking. The water would be cold when it goes into the heating appliance, which would be brand new, so I would not think that there would be any risk of lead. (?) Now I'm nervous... We have two little boys and I wouldn't want to do anything to jeopardize their health. We tested everything about the water when we moved in and again 2 years ago. Lead levels at the time were fine, but we did install a UV system for bacteria. Because of the old house, I get the kids' lead levels checked every year. Comments (18)So is this a flag lot? If so, that's a pro-con situation: It'll be more private, but it'll be harder for people to find your house. Will you be sharing a part of a driveway/part of a driveway? If so, that's a negative. You'll need longer driveway and longer water and electrical wires, which means more money and more opportunity for trouble. With the space available, I think you'll need to go with a two-story house. You just don't have the space for a one-story, and the rest of the neighborhood seems to be two-stories anyway. Given that this is a well-established neighborhood, you'd probably want to build a house that'd fit into the mix rather than standing out; however, these houses look like basic suburban houses. I live in the land of no basements, so I'm no expert, but I'd think that with a stream so close to the house, you'd want to avoid a basement -- too much risk of leakage. My honest, outside-the-situation opinion: I would not build on this lot. Building costs a premium price, and this is a substandard lot. No matter how high the concrete sound barrier, you can't ignore the significant restrictions on the lot and -- most of all -- the beltway running by the house. The location will "bring down" the value of your house, and you're unlikely ever to get back what you spend. If you're dead-set on this location, I'd look to buy something already existing -- let the other guy take the depreciation hit....See MorePro help needed! I was not trying to discuss these problems, because my question was directed at the length measurement. I am interested in the single wall + island layout, and what I like about this kitchen is that they did it in a compact way. Less than 12 feet long. I just wanted to make sure I was eyeballing correctly. Y’all want a legit rant...? Hahahahahaha! Oh, I have a fridge all the way in the right corner next to the doorway for the formal dining room. My kitchen is 20 feet long. Why? Please, why? Anywhere, but there! We replaced the fridge 2 years ago. I tell my husband.....please be careful.....do not scratch this $4,000 fridge. Guess what? It is scratched! He scratched it! Then denied it! (It is only us) I did not buy this house. I did not write a fat check for a fridge I cannot even open all the way or log 5,000 steps on my Fitbit just to get myself a cup of tea. I married this house. I want my own house! Lol!!! Where shyt does not get scratched. I will add...the rest of the house 98% is perfect....and, with equity. I am a professional chef for 15 years. This is the way I cook. But....... I hear y’all! You do not like this layout. Omg, why is the toaster 5 feet above my head...??! What about my morning Avo toast?? Yea....dumb kitchen photo. Sorry for the confusion. Lol (Interesting fact.
