Comments (10)You don't mention how many bedrooms are upstairs. If you convert one to a bath, how many will remain? Also consider how close the new bath would be to the existing bathroom and what it means for the plumbing connections. If possible, determine which way the floor joists run, since running the large diameter drain pipe for a toilet is usually much harder if you have to cross floor joists. One other option we are considering is to put a small two-story addition on the master bedroom side of our dutch colonial. The lower level would be a TV room/office off the living room, and the upper level would be a master bath and walk-in closet. The main issue we have is that the existing bath and kitchen is on the opposite side of the house, so it will probably require a 2nd soil stack and a connection in the basement to add a master bath upstairs. Comments (44)I would not let anyone talk you into leaving that maple where it is. I'm overstating the point to make it so please don't be offended - but it looks ridiculous there. It would be one thing if it were rendered insignificant by other mature trees in the yard, but as it is your major tree, to have it two feet from the foundation is simply absurd. And if your neighbours complain about your insensitivity, ask how much they'd like to contribute to the replacement of your foundation, which will be losing its battle with the tree shortly, or if they're up for going up the ladder to do your quarterly eaves-cleaning (the brain wards are full of people who have fallen off their ladders cleaning their eaves). And offer to buy them a maple just like it (get it identified on the maple forum if you don't know what kind it is) to plant in their own yards. In particular given the work you are planning on the house, you can be entirely excused - the tree will be horridly in the way, and it may even die. A convenient excuse - use it! Do talk to them in advance if you know they feel strongly, but it's your yard, not theirs. Karin L PS, I do like your fake closed window. PPS, I have raised two kids in a house with old siding covered in old peeling paint (and then there is the inside). Neither one is precisely mentally handicapped. I think throwing siding away to protect them from lead is thoroughly misguided. Other reasons to throw it away may be valid, like rotting and the paint won't stay on it (though I quibble with that diagnosis). Not to say you shouldn't do what you have planned, but just to be clear on your reasons. Comments (9)A few points. A competent general contractor will have sub contractors do things to minimize the dust and debris. They will all say it it difficult to eliminate 100% of it, but the better ones come close. Some general things that come to mind immediately, based on your brief description are 1) seal off individual rooms, using plastic sheating and tape, 2.) do all cutting outside, 3.) clean up at the end of each and every day, -- I'll emphasize meticulously clean up everything, at the end of any day no debris or demolition materials left inside, and any debris, cuttings or sawdust created outside in a driveway or parking lot are cleaned up daily (not the next morning). If they are not doing 2.) then quickly find another CG. Nos 1 & 3 are standard, and the degree to which they do this is a measure of their workmanship. If you have any type of forced air heating or cooling then get a full duct cleaning after all the work is complete. Comments (11)When you say remodel do you mean tear out existing island or are you just talking about painting the drywall? If you mean remodel then yes I would tear it out and do a single level island with some lighting over it. It would increase the size of your kitchen visually. You can do it in the same color cabinets you have if you like the dark and do a solid warm white quartz counter on it or do the island a warm white to match your back splash.
