Fix chimney for vented gas fireplace or install a ventless burner?

We bought a house and had the chimney inspected today. We were told the fireplace was unsafe to use because the smoke chamber has brick core holes present and should be sealed with a heat resistant refractory mortar and that mortar is missing between flue tiles. We were given an estimate of a out $7000 for flue tile breaking to insert liner, relining the flue with a stainless steel liner, flue tile installation, Thermix insulation and a new gas log set.


The contractor seemed to lean more towards just installing a ventless gas log set for $2300, keeping rhe damper closed and not dealing with the chimney at all.


Are there any significant downsides to converting it to ventless as described? Are there any real benefits to doing the $7000 worth of work to keep it vented?
