Comments (1)moving the living room passage all the way to the right will allow a long U shape kitchen. Get the gas stove and sink onto the long 160 in wall....use 55 in wall and some of the door way inches once you reposition that doorway, for the fridge. turn the corner under the window at the top for the other short side of the U shape. The little jog by the back door is where you can put a small pedestal table for the seating you desire , once the stove is relocated. If you resist moving the living room passage to the right...then fridge goes on lower part of the pink 118 in wall....it is far better to have range and sink on the longer wall. Comments (11)I don’t think you have enough space for the island. The seats need more space behind them to allow for traffic flow. The spot I circled will be a pinch point. Then, since there isn’t room behind them people will have to be pushed all the way into the island and I think the amount of foot space will feel cramped. I have an almost identical floor plan in my kitchen but I have 42 in between range counter and island, and 43” between my island and back wall - but I have 24” foot space for people to sit at the island. It is not uncomfortable but I can’t imagine having any less space for it to be functional. I also have no appliances in my island, so no one is standing in that space working back to back. My husband can be at the sink and I can be at the range and we aren’t in each other’s way. You would need I would think at least 48” between island and range side to make it comfortable for two butts to work in the same space....See MoreKitchen Remodel Floorplan help
Comments (5)@er612 Yes, I suspect the wall that is currently there is load bearing and that may require a support beam that I'd plan to hide in drywall to look like a soffit. I'm still very early in the process and need to get contractors out to see how doable (and expensive) it is to partially open that wall up and steal space from the coat closet. Ikea kitchen planner is very clunky so I couldn't add the dimensions to the layout I already created, but here are the dimensions (in inches) in the version I started making in Sweet Home 3D (this version is missing the peninsula). As you can see, I'm trying to get the hang of just visualizing my space right now, so none of these renderings are professional--but I appreciate the Houzz community taking a look and seeing if the overall placement would make my current space more functional-thank you!...See MoreFloorplan advice on kitchen and house remodel
Comments (25)course411, that's great. By the way, what application are you using to generate the drawings and images? The open staircase is really a statement, that's the kind of thing that would make certain buyers swoon. For functionality I think the U version of the staircase from six hours ago is my favorite, but the straight one is more dramatic. And it could add a large pool of light with a skylight of some kind at the top....the few extra thousand for that would pay off if I was going to sell. I think if I were designing from scratch I'd keep the bedroom connection, but I wouldn't make it a priority here. As the kids get older, more separation is better. For fun, you might be interested to see some of the remodel flips around here that took modest houses here and landed large results. Search for 775 Pico in the town of San Mateo. I do not know who lives there. You could just look at all sales in this town over 2.5. Not that we're gonna sell anytime soon...the long term plan probably will be driven by where our kids are as adults. So we will definitely be here 15 more years minimum....See More- 2 years ago
