retired couple “dream house” - guest rooms

Pisces House

We’re in the lucky position to be in the early stages of planning our dream house - looking forward to retirement in the next couple of years. We live in a smallish house currently - 1600 square feet - but don’t have much room for guests, and some areas are uncomfortably cramped, like the kitchen (it’s a 150 y.o. row house and an inefficient use of space). We are trying to decide on how many guest rooms we need in the new house - we want to have guests often, and we have grown children as well. We like an open plan great room/dining/kitchen. Is four bedrooms (with at least one doing double duty as a TV room/study) overkill? We were hoping to keep the square footage at around 2000 but I’m not sure this is realistic. I’m all for multipurpose rooms, and I’m also fine with small guest rooms that are basically a place to sleep. Would love to hear your opinions on how many guest rooms seems optimal, and whether we’re delusional about fitting all that into 2000 square feet!
