When planning size of the table/chairs and location of the chandelier in the living area (or whatever you decide) you will need to consider leaving a clear "walkway" from the tv area to the bathroom. It doesn't need to be anything formal but there does need to be a pathway. To add: When standing at the bottom of the stairs consider centering the room to the left with lighting and furniture placement. If these bedrooms are guest bedrooms your guests will be carrying backpacks/suitcases and need a clear path. When going to your storage room chances are you will be carrying boxes, sports equipment, etc and again need a clear path. Great idea to ultimately change this. Very challenging space! I would just play around with the various options and see what works for you. You might also want to consider moving the island to the family room area (use as dining table. Then, buy narrower island that would butt up against the wall between the kitchen window and the front door. So, imagine the current island (narrower) and turned 90 degrees and moved to that wall. Actually, even current island might work. Stools along kitchen side of the island. Would be nice for entertaining. Keeps people out of the kitchen, View would be outdoors instead of the kitchen.
