What's a 2nd bathroom worth to you?
Comments (12)All the houses on the street are approximately the same size, same layout, same style. 1300 sq ft twins. No room on 1st floor for a full bath. Some have added teeny door-almost-hits-your-knees 1/2 baths with the teeniest sinks you've ever seen off the dining room. A neighbor friend came over to see our master bathroom set-up because she was thinking of doing something similar, but then she decided it would be way too expensive. The plumbing had to be completely reconfigured when the previous owners did this, and they had to create a soffit in the living room for the pipes. They did it because they had contractors in the family who could do it for them and give them a good price. It's generally not an improvement the average homeowner on our street would want to undertake, especially in houses this old. Hope this info helps. This is not a fancy bathroom. Basic ceramic tile floor, home depot-type vanity, tub/shower, toilet. But again, it's there, and it looks decent and clean. I'm trying to figure out how much more over the other house's asking/selling price we can reasonably ask. We'll obviously ask our agent, too. I'm just interested in your opinions. Comments (22)To be effective, storage should be functional. Sounds silly...but if it's planned out, any space can be effective. Stand at the sink. Where do you want your toothbrush? Floss? Toothpaste? Left-handed? Right-handed? You can make it happen so everything is logically located, or you can take five steps over here to get this, three steps in the opposite direction to get that. You can get it simply by opening this drawer...or by having to bend over, open the cabinet, look, reach, pull out this box to get to that one, etc, etc. You may have the perfect cabinet location for your electric toothbrush...only to find that your toothbrush is 1/2" too tall for the space when on the recharging stand. My original cabinet plan for our master bathroom included a sitting area for my wife to do her hair and makeup. Except she prefers to stand. So to give her what she wanted, we designed and built a taller cabinet that separates the sink from the toilet. A "pony cabinet" so to speak. On top of that cabinet is a round makeup mirror she uses, and her "equipment", including electrics, is stored within that cabinet. She loves it. Someone else may hate that idea. Storage requirements can be generic, they can be specific. You can design something to make it work for you, or you can go generic and conform to it. Either may work. For the most part, I find pull outs like drawers and shelves to be much more effective than a black hole cabinet. "U" sink drawers, they can work quite well, but effective "U" storage can be dependent on the size and shape of the sink bowl. Sometimes "U" drawers can work, other times, not so much. Just try to keep things sensible. When you have a 2" wide section of drawer that is 4" deep and you can never quite fit your hand in there to remove the tweezers? Either change the drawer structure, or put the tweezers somewhere else. When planning storage, consider it an opportunity to self-edit. How many lotions and potions do you really need? Me, I have one bottle of shampoo. My wife, she must have a couple dozen bottles of "stuff" in the shower. But she looks a helluva lot nicer than I do! But that's why I have a really large two-shelf niche in the shower. It was designed to hold all of her bottles. Gimmicks can result in wasted space and wasted dollars. Comments (10)I think the bathroom needs serious work to make it a nice space . The floor and the tile do not work together , the whole space is huge for no reason, the cabinets are the only thing worth keeping. I would save my money to renovate that space for sure. As for bedroom color I usuallt start with the bedding , a feature wall works best when it is on a wall with no doors or windows. I think the window in your master is too small, the wall color and the carpet don’t work together so maybe post a pic of the bedding you love and I hope you are not going to bring all those pieces into your new bedroom from the spare one.Also your ide books are all over the place, seriuosly sit down before doing anything and figure what style you really like. Comments (9)IMO it is definitely worthwhile for many reasons. Here in my area of S Florida having a bedroom with a full bath (only shower counts as full bath) attached makes this a 'junior master suite' unless it is sized as a full master which is even more desirable for marketing and selling. Yes, using it as an office works, but it also works if you have multi-generations living in the house or long term guests or need to have a first floor master bedroom rather than an upstairs master due to injury or other reason.
