if you're asking if you should do wood-look or a regular 24x24, that's a personal choice. Without seeing everything you're doing, it's hard to say. Modern style would lean toward the 24x24. Some say wood-look is on it's way out. unless you pay good money for the really good looking wood-look tile, I'd prob skip that one. It just depends what they look like.

have you narrowed down the choices? why only Mohawk? I don't understand people who buy homes through builders and then get told they can "only use this product". is is just your home he's building or a multi-tract?

(is there no way you can upgrade or bring in your own flooring choice?)

I wasn't asking for a particular tile recommendation, only for thoughts regarding the use of 24 x 24 tile vs wood look tile. "Under air" means air conditioned space.

@Beth H. : under air, counts only space that has AC/heat and not porch/lanai or garage. FL houses can have quite large covered porch/lanai under the main part of the house roof, so the square footage is separated as under roof or under air. So a house with large lanai and 3 car garage could be 4200 sq.ft. under roof, but only 2800 sq.ft under air. Don't you love regional RE differences!

Beth, the home is in a gated community developed by one builder with their own design center. It is common in FL where I reside.

What are your actual tile choices?

There are some beautiful wood look tiles out of Italy. Kronos has a really nice collection with very long planks and other specialty shapes, but it doesn't sound like you have much choice or flexibility in materials selection.

As far as grout, I would match it to the background color of the tile you choose, so it doesn't become a focal point.

Wood-look tile certainly has nicer versions if you go more expensive, but (like most imitation products), it always looks just a bit off to me. 24x24 says "modern" to me more than wood look tile, and I think it has more staying power.

But the 24x24 won't look so modern if it imitates a tan Travertine!

Chispa, I haven't had my design appointment yet. I built a smaller home in the same community a few years ago and still live there. In my current home, I chose Mohawk's linen oak wood look tile. I know one wood look tile option currently offered that I like is Mohawk's cask oak which has 9 x 36 tiles. The model home of the floor plan I am building has 24 x 24 polished white tile, and I was in a neighbor's home who has the same floor plan and chose a matte, white 24 x 24 tile. It is important to me that I don't end up with a light grout that will easly show stains, although I plan to seal it prior to moving in. Most people in my neighborhood haven't sealed theirs. Some claim that they were told by their construction supervisors that it isn't really necessary anymore. That is news to me. 🤷‍♀️

Kpkowski, although I love the color variation in the cask oak 9 x 36 tile, I have been leaning in the direction of the 24 x 24 tile. Other than the white polished and matte options, I won't know what my other 24 x 24 options are until my design appointment. This is likely my last home so I want to get it right and have flooring that looks good for many years to come. The builder also offers engineered hardwood and luxury vinyl flooring, but I have ruled out those options.

I should add that I was told the wood look tile and the 24 x 24 tile is priced the same. The builder includes 18 x 18 tile, but I am not interested in that size and am willing to pay more to get a look I am happy with.

It’s really all down to preference. Here in Texas everyone put in wood look tile after Harvey so it’s really popular, but I would never even consider it myself. I’d choose a 24x24” over wood look any day.

The tile labor to lay a 24x24 will be substantially higher. The slab has to be super flat. Even new slabs will need prep to make that happen.

HO-UZZ812, I would expect that too. However, I was told the 24 x 24 will cost me the same as the wood look tile. I have been through several homes, including specs, in our development that have the 24 x 24, and I do like the look (although I have seen only white matte and polished ones). One had the 24 inch tile on the diagonal. The owner indicated she paid a 15% upcharge for that when she built a few years ago.

Don't put the tiles on the diagonal. It was a very popular installation feature when the houses in 2000 were all angles on the interior and the diagonal tile made sense.

No sense in spending more money than you have to. Although inset feature tiles at the entry and in bathrooms might be a feature you'd like to consider.

Beverly, I won't do the tiles on a diagonal. I've only been in one newer home that did it, so I figured it was no longer a popular trend. I very much like the idea of an inset tile feature at the front entry. My home will have double front doors, so I have a lot of room there to do something special. Thanks for the suggestion.

Is the cast oak you are considering a gray tone? I would prefer the Whiskey Oak version. I don't find gray floors with white cabinets appealing. I think a tile with brown has a longer style life.

Too bad you can't get a terrazzo tile. So modern.

Houssaon, the cask oak definitely leans more gray. The whiskey oak is nice. A concern I have is finding a tile that will make a good transition to the gray pavers on the lanai. TBH, I am leaning in the direction of choosing a 24 x 24 tile. Thoughts on polished vs matte?

that terrazzo houssaon mentioned would be a perfect flooring choice.

does Mohawk, or one of their affiliates offer a porcelain terrazzo like these?

(and they're 24x24) If I had a modern florida home, I"d pick these in a heartbeat over the wood look. No way you could trade up a bit for these?

Beth, the terrazzo tile would be beautiful. I don't remember seeing any when I recently had a quick peek in the design center. I will definitely ask about it at my design appointment. Do you think it would stand the rest of time? I am putting the same flooring throughout the entire house.
