How many walls to break and where to put everything

Hello we have bought a house and i really cannit make heads and tails with it . I have attached pictures with hiw the walls are now. Next photo is what we are definitely demolishing and last what we can demolish. We want an open plan kitchen dining room and living room . As shown in the photo i am.willing to move the fireplace but it has to be along an external wall. Also if we take out the bathroom walls there is room for a small bathroom ( toilet and washand basin ) under the stairs. I want to keep one entrance . All input will be greatly appreciated

Draw it to scale on graph paper. Label openings and rooms. Tell us what the dimensions mean. Pictures of the areas in question will also help. Slab or full basement? Electric and plumbing able to be moved? DIY or hiring out? Help us help you.

Katrina, Sounds like you have an interesting project! For floor plans can you please add: room names, also floor level names? It just makes?it easier. Thanks.

Thanks for the encouragement! I have to finish digging for the expanded dahlia bed and get them in before I can even begin on this project so I may be another week (especially since we have rain forecasted for the next few days) This year, for the center island, I am planning on a group of extra tall bamboo teepees with beans and nasturtium vines growing up them, surrounded by ornamental kales and cabbages. I am sure that I will be placing something sculptural (non-vegetable) in there at some point, but I'll have to wait and see what I come up with. This is definitely going to be a long term on-going project! I will try to document the whole thing as it happens and post in this forum when it starts shaping up.

Our house has No Closets either and we have one free-standing wardrobe that gives us about 4 feet of hanging space that we fight over. Actually, I gave up the fight and let the boys have it, DH and DS, so none of my clothes are on hangers - all folded on shelves or in drawers (or draped over chairs, 'nother story :-)). Truth is, much that is usually hung up doesn't need to be, and hanging isn't really the best thing for lost of clothes anyway, especially long term stuff that you don't wear often - you get those shoulder bulges that are never quite where your shoulders are. And hanging is a very inefficient use of space. If you took everything down that is hanging in your closet (and I've done this with a small wardrobe) and folded it up on the floor, it would take up way less space than a whole closet. In our house we tend to iron right before wearing, I suppose if you iron in advance you do have to hang after ironing. Other ways to hang clothes on hangers includes putting hooks up on walls and hanging hangers on those (Lee Valley has some long hooks), or use those 'over the door' hooks. i lost my senior great dane girl 5 weeks ago to bone cancer. it was sudden and shocking and i still look for her. my remaining dane girl and eden were joined at the hip, pip took the loss very hard and had been grieving so much, it broke my heart. i contacted pip's breeder and one of her former co-owners and asked that they keep an eye out for any adults that any breeder friends might be considering a new home for (retired show dogs, etc.). the co-owner gave me the contact information for one of her people who had a dane boy she had been looking for just the right home for and the rest is history. meet "flighty foto my way", call name "frank". frank will be 4 years old on 5/31. he is a very sweet boy and he and pippin hit it off immediately at our meet 'n' greet friday. they do zoomies numerous times a day, sleep curled up together and are just a perfect pair. pippin is so much happier and that makes me happier. even though i miss eden terribly, i am beginning to heal now that pip is feeling better. frank is a bit on the thin side because he lived the last 4 weeks with a female dane who was going through a heat cycle and when that's going on, intact males ignore food, do a lot of pacing and fretting and routinely lose weight. he's eating like a horse so i'm confident he will gain and be back to his normal weight soon. i'm giving him a few weeks to settle in and then i'll make an appointment to have him neutered.

I took everything personal of worth of my mothers and left. I had been staying at their house, because mother asked me to, saying he couldn't live alone (agreed). After a couple of years of emotional turmoil, I'd had enough. As things stand, I would as soon not see my father (never had a good relationship to begin with). He threatened verbally to sue me, and his sole living brother apparently told him what a fool he was to treat his son that way. It finally did shake him up enough that he relented. My mother would have been horrified if she knew what had happened. Btw, father was 90 when this transpired...so perhaps not of totally right mind...but legally owner of all property and wouldn't listen to anyone (stated that to his brother...he was going to do what he felt like, didn't care what anyone said). Moral of story may be the opposite of what is above...think about how your loved ones feel about each other and try to do what is right. And I really do believe things would have gone a lot better, if things weren't left solely in spouses name barring spouses death (which is a typical resolution). If I had any children (don't), I'd do something like aunt/uncle and leave everything joint with no proviso of sell or transfer unless the majority shareholders (for lack of a better word), agree.

Also it will not be biy as we have walls to bring down. New tiles on new plumbing and electric nee kitchen and bathroom. It will be a full remodel

It is the ground floor . The measurements are meters and i hope i have converted them correct into inches. I have not added room names because i have to put in new plumbing and electric so i can move everything around

Where is the structural engineer and the architect you should be employing??

A structural engineer has seen the house and has told us where the columns are and what walls we can bring down and he does have a crew to do the work but his imput was to leave the kitchen where it is and the room which could be used as a bedroom or office. We have four bedrooms on the first floor so i do not thibk we need another room especially if it is going to make the living room narrow . Also i do not think we need such a bug bathroom with shower or bath on the ground floor. I dont see us walking down from the 1st floor where the bedrooms are to take a bath

Dont take down so many walls, that your kitchen is visible to everything. That is a big pet peeve of mine, when kitchens are visible to your dining and your living room. I really dislike seeing dirty dishes used for kitchen, when I have company and they are sitting at the dining room table. I dont have a choice in this house, because, kitchen and dining room, were built open to each other, but, it doesnt mean I like it. I actually hate that part. On one side of my dining table, people get to look at a nice view out of a large set o f windows, the people that sit on the other side, have their backs to the view outside, but, do have a view of the entire area where I have done the cooking, and the dishes and pans that were used to do that cooking. Its certainly not the way I would like it to be.

Please rethink not needing a full bath on the ground floor. One skiing mishap or accident with someone in a cast or on crutches and you're in big trouble with stairs to climb to access a space for hygiene. Ask me how I know....
