Furniture Design Dilemma living room

Please Help, New build and New marriage!

Any advice on furniture placement and sizes would be greatly appreciated. We are 50 with 2 teenagers. Love to have friends and family over. Building our forever home, so built for future needs and went with a smaller scale open concept.
Me and my husband have very different opinions when it comes to furniture, amounts and sizes that is. We have to order furniture and we went to measure and talk and it ended in tears and stomping out to car.
We do however agree on the modern farmhouse.

He has strong opinions!!
No leather
No sectional
Wants two large sofas
An ottoman or coffee table
And a chair, preferably reclining
No TV over fireplace
Must have 75-80ish TV on large wall across from kitchen island.

Me:
I want to walk around without bumping into furniture.
Clean walking paths. (Is there a standard Size?)
Cozy comfortable seating. A sofa, loveseat, recliner. I don’t care. This is our main living space.
I would like the TV in some kind of built in. I think it’s too big.

I attached a photo of plan.
Couple changes.
Bay window is just one large window. Wall goes straight across.
Not hip ceilings. 10 foot trayed with beams and ceiling fan.

Thank you in advance. I’m desperate. I just can’t walk into an open space and figure it out.

I would not order the furniture until you are in the home.

Here is my wedding gift to you, a floor plan with a grid. Each square equals one foot.

I suggest you allow your new husband the opportunity to lay out the furniture to meet his requirements. I have my doubts that anyone will be able to satisfy the list..

I took a few minutes to lay out a 9x12 rug on the floor and some furnishings. There is no way to have two sofas unless they face one another with a back to the fireplace

These chairs are 36" square and the sofa shown is 36" deep and 90 inches long.

You could have something like this below if the beige sofa is a loveseat.

Here are two 90 inch sofas facing one another. You can see there isn't enough room to add a recliner to this layout and still be able to walk between the kitchen counter, which I assume will have barstools, and the recliner. Good luck to you.

"and went with a smaller scale open concept.".................Maybe re think that. Might be cheaper to upgrade, than to divorce.

Might wan to post the entire plan, in a format that can be blown up.

Congratulations on getting your new build underway. I'm not an expert, but am doing my second kitchen and have gleaned a lot of good info here over 7 yrs. I'm happy to offer my opinion on some things you're questioning. I would do a hood vent instead of a microwave. It's so much easier to do it while you're building instead of trying to retrofit. If you've been on GW for a while you've likely read many of the practical reasons for good ventilation. I know some spaces are so small (apartment/condo kitchens, etc) that micro hoods are the best choice, but I think having it as a focal point in the kitchen is not desirable. If you don't want to give up cab space, there are some small but efficient countertop models you could set right on the counter beside the fridge. I also worried about going to the ceiling w/ cabinets but my vote is to do it. I don't think you'll find it overwhelms the space. I would not go with all glass uppers unless you want to showcase everything in your upper cabinets. I think a touch of glass with nicely displayed dish ware or decorative items gives the feeling of lightness more than a wall full of what most of us typically keep on hand for practical purposes in our top cabs. Lastly, I am a big fan of SW Dover White. It has covered almost all the walls in my open plan home and I've liked it in every season and every light.

Hide a Hose Proposal for new build, please help evaluate

One thing that jumped out to me about your proposal is the power unit. I had the Dirt Devil version of the Vacuflo FC650 power unit when my home was built. Vacuflo built it for Dirt Devil. It's a very powerful unit but it's not truly cyclonic. There's a cartridge filter that must be replaced every year and cleaned each time you empty the bin. I was religious about this but our unit died within 3 years of owning the home. We replaced it with a bagged unit from MD which was significantly cleaner and easier to maintain. The MD unit is quieter too. As of now, it is almost 5 years old and still going strong. That being said, if you want bagless get a true cyclonic Vacuflo unit if possible. In regards to the powerhead for rugs, we orginially had the Turbocat and it does work fine for area rugs and very, very low pile carpeting. However, I never felt like it was deeply cleaning any wall to wall carpeting. They now make something called the Volt or CX1000 battery-powered powerhead for central vacs. Its base is a Riccar/Simplicity upright but instead of having a bag there's a wand where you attach your hose. It cleans the carpets and rugs really nicely. Apparently they now have a cheaper battery powerhead from Cen-tec. It looks like my old L-shaped Electrolux powernozzle. I would try the Turbocat but know you have options down the road. The Chameleon hose seems similar to the old socked hoses from HAH. I think the difference is that the wall outlet is a little smaller. I'll admit our HAH outlet is fairly large like a 3 switch light plate turned on its side. Nobody has ever pointed it out but it's not exactly discreet. All in all, I think you'll be happy with the system. It certainly makes cleaning a less painful task.

Thanks for the feedback on this everyone. Just wanted to update in case anyone else has such a dilemma. I DID find the material I was looking for (grey with white veining) after searching inventory systems all over the country for weeks. The material is a marble, and called Blue de Savoie. I ordered a sample of from a slab and fell in love. Sadly, the slabs were only available in NYC and I was outside of their delivery range. I tried everything to get the slab or something similar sourced through local vendors and could not make it work. I ended up going with a Carrara marble instead which wasn’t exactly what I was looking for but did turn out very nicely. I think the fireplace complements the kitchen and other finishes we chose well. Please see attached for initial Savoie de blue marble I found, how our fireplace turned out and a photo of our kitchen which is located at the other end of the room that the fireplace is in. The house is still under construction hence some incomplete finishes. Thanks everyone for the feedback.

consider the number of sq feet. and your budget . best to visit a flooring store or does the GC have a place to send you..sometimes they give you a budget . do you know? what ballpark are you in???. here's red oak stained early american....2nd is clear coat white oak I believe. the first one is pretty standard/ nice option /wouldnt be terribly costly/ and never go out of style......but you can find a "feature" floor if you want..... .

IMO I have had many challenges in my life and seen a lot of individual and family problems (including my own). In my opinion, the time to get a therapist is NOW, not later. Problems will not magically disappear, and the answer is not to minimize them. If the first therapist doesn't work, get another one.

You just don't have the distance needed to sit back far enough from a 75"-80" tv on that wall. But if you eliminate the bar seating and block the natural pathway to the patio door, then you might be at an acceptable distance to view the tv. You also don't have the room for all the furniture requirements as Beverly shows. So hopefully there is a basement these requirements can be met in. If not, sacrifice the garage for a mancave.

Key measurements to consider with furniture: 36" minimum for main pathways and if you have bar seating, 44" between counter edge and furniture in order to comfortably walk past someone seated,

You have about 12'x20' to work with.

How large a TV does he want? That will also place limits for seating size and number.
