I know you will hate me for this, but please understand my view point. I am an old house LOVER! I also spent twenty years as a banker trying to talk people into understanding that their future home purchase had to be about love....and practicality. When you are in love with a house you think that the fact that it slapped around the last owners was likely because they were bad owners...they probably deserved it because they didn't do the maintenance you would do to keep it in check. You justify the little issues like the third eye as something minor instead of realizing that a third eye is not actually a normal thing and will require some seriously expensive custom lenses. You turn a wet basement into a couple puddles.... Ten years,..no lets make it five if you get the house....if you find that my pessimistic attitude was totally incorrect and your home turned out to be perfect beyond compare...please tell me I am wrong so I can learn a lesson. But if on the other hand my gazillion years of trying to make people understand that they should buy a home they love....but should equally involve their brains and heart in the equation turns out to make some sense in your potential chris brown like situation.....well be sure to share that valuable experience as well so that others can learn from you...and make light of your experience because "that will never happen to them". I tried to buy the egg and I farm as a young wife ohhhhh so many years ago thinking that a house with walls falling down and a tree growing in the living room just needed our tender and inexperienced care to bring it back.....the bank laughed...thank god!

1.Have the bathroom entrance from closet? or keep them separate? Separate entrances are generally better, but the entrances right next to each other as indicated is the second best option. Saves walking through the wet bathroom unnecessarily, and waiting or disturbing the person using the bathroom to get to the closet. 2.General Bathroom layout - any better layouts? with current layout our vanity can't be more than 4ft, will it be small for this bathroom? If you're still planning, dimensions aren't fixed as with some renos. You can often shuffle things around if you need. The bathroom is decently sized, but not massive. Don't cram a 7ft shower into it, and waste valuable space. The layout below shows a 3'3"x4'7" shower, and leaves space for a 6' vanity Do let us know how this fits into the entire plan. I would also switch shower area and closet. It will be much quieter for the bedroom to have the plumbing on the wall where the closet currently is. Also, I don’t think there will be moisture issues because the shower is far enough away from the closet. We walk through our closet to get to the bathroom, specifically designed that way, and there is no moisture at all. First, we don’t take 20 minute long steam showers and, second, we have two round, quiet, exhaust fans on either side of the shower. So put it an effective fan and I wouldn’t worry about it. But those are also pretty big closets. You mentioned beach house...second house? Just seem large if it is beach or second home. But perhaps you have other things to store? My hubs would not need as large a closet as I would either. ;) finally, the shower area does seem kinda tight and dark. Maybe if you switch it with the closet you could grab a few extra feet? Just some general air circulating around the shower and tub would be nice. Good luck!

IMO the walk in closet is screaming bedroom so maybe somehow make that look like it has a different purpose maybe for file cabinets and all the stuff like printer/ copier some book shelves etc. You could maybe make the entry to the study off the enty hall but you will need the hal there for the other bedroom You coould do double french doors into the study from the entry that would look less like a bedroom you could also just clse of the cloest with some really nice bookcases that can be removed when you sell.
