We moved into our new house three years ago. After much research on windows, we went with Marvin Integrity for the whole house [LOTS of 6ft. double windows with transoms, six sets of Atrium (double) doors, full glass.] When the estimate came in, about $4k over budget, we decided to change the atrium doors to Therma Tru and we couldn't be happier with them. There are no drafts, they are holding up great! I would definitely go with Therma Tru to trim your cost. We love our Marvin windows too, make sure they are installed correctly ~ I think proper installation is the most important thing on them.

Get the best quality and highest rating your budget can afford (DP or Performance Grade) because of the southern exposure. A multi point lock on both panels would be ideal. Not all multi points are created equal. I prefer a multi point that locks into the head and sill of the door frame not to the adjoining panel as some do. They will help to keep the door panels plumb over time. If you don't have an overhang or trees providing shade in the summer, I would also recommend Lowe 366 or its equivalent. As for the install, make sure they use a sill pan under the door. Again, especially because of the southern exposure. Familiarize yourself with the manufacturer's recommended installation method (should come with the door or found online) and question anything you don't like. Don't hover over the installer's shoulder as they won't appreciate that but show that you care and want it done right. You won't regret it.

Last weekend the handle seized as it was pulled upward to lock the active door. After first removing, oiling and replacing the inside door handle, I repeated the process on the outside door handle with no luck. Today, I tried Kashmi's July 6, 2011 post regarding pushing out on the door while pushing down on the handle. This senior citizen had to alternate the pushing of door and handle, but with gradual movement of both. Finally gave it all I had left and the door opened! I've oiled the parts not accessible when the doors are closed and they operate better than when new. Thank you for the knowledge that it was not just this door lock that had jammed and the help to resolve the problem.
