Thanks everyone for the ideas! I'm still a newbie to the forums so I didn't know how to find my posts. We've thought about going down to the 24" or 26" vanity, but I think we need more space. The more we look at it, the more we are thinking we need to just go with a templated granite and have it custom made to fit the space. The idea of the side splash sounds great BUT I think because the space is in the back side of the vanity, either the side splash will wind up being too short in the front side of the vanity or the back splash will be too short on the right side of the vanity. Unfortunately we can't "scootch" the vanity over to the right any more as it is already crowding the toilet a bit. I think it comes down to two options: - a smaller vanity, 24" or 26" - a templated granite On a side note, we are going to put the bathroom on the back burner for now and concentrate on the only major renovation our house needs: the split foyer basement/lower level. thanks to all who have posted so far, especially Eric. We can probably save/budget down the road for a kitchen redo, or do part of it ourselves. Additions would be a little harder for us except finish work (floors, tile, etc. Can do drywall even but would need to find time to do it). What that kitchen has is a U shaped layout, not too bad except there are overhanging cabinets between a small dining/family space and the kitchen. It's a counter/pass through kind of setup where someone can sit at stools and talk with the person in the kitchen....except the cabinets hang down so the person in the kitchen has to look under them. We would likely tear those out and relocate the stovetop to the perimeter wall and make that pass through an island. Then that entire space could become kitchen/dining. It is possible we could still move out a wall on that (kitchen) side of the house down the road too, we are in Hawaii so all the construction costs are much, much higher than mainland. So jealous of all the posters here who can put on a large extension for less than 50K. Plan A or Plan B will cost us about the same. We don't plan to sell and move anytime soon, but should we need to we're leaning toward sq. footage instead of just extending current bath and upgrading the kitchen. Our neighborhood is about 20 years old so people are beginning to redo those rooms as the fixtures and appliances are ageing. We redid all the appliances about three years ago with stainless finishes, new faucet/sink, and redid the countertop Corian, so the kitchen is livable - just need to clear out some clutter and make smarter usage on available storage space. We could paint or restain the cabinet doors to freshen it up. A few neighbors are creating the "big bang" kitchen now but I'm not certain a 70K upgrade will improve the value that much as a new neighborhood is planned about 5 miles away within the next couple of years. Would we love to live in a "WOW" kitchen, of course. But as with most people we have to make a decision on where it is best to spend the money for now. We could feasibly also add on a 2nd story in future years, but we prefer the single story and if we age-in-place as planned, the new bath will include wide accesses and no-curb shower.

All the physical dimensions of the fixture waste arms are critically measured in relation to the vent pipe. Moving a vent could require an entirely different layout. I would agree with Brickeye that you need to have it checked by a plumber who is familiar with your local code.

(tl;dr, OT!) David, You're probably right. I come from an industry where the angle of light is one of the primary considerations (live performance lighting). There are a lot of basics there that seem to get, at best, ignored in home lighting, or worse, aren't even considered. How the fixture looks in the room is of utmost important, with no consideration for how it makes everything else in the room look (including people). Of course, I mean _both_ are important, how the fixture looks aesthetically as well as the light it provides. In terms of angle, I read one thread about under-cabinet lighting (it took me a while to figure out what "UCL" meant) people discussed about the lighting needing to be toward the face of the cabinet vs against the backsplash/wall. From a casual perspective I can see why most would think that. What that doesn't address is that down light can make seeing what one is cutting difficult to see because of the shadows cast by one's hands. Personally, I prefer against the wall/backsplash tilted forward a bit. That gets the light more under my hands, still lights the whole counter space, and can highlight the backsplash (assuming one has a backsplash that benefits from being highlighted). I also prefer sidelight (sconces, table/floor lamps, or low other fixtures) for rooms where people gathering is the primary function. It is a far more flattering light for people than can/pot/down lights. But that has never, that I've seen, been suggested on Houzz. I could be wrong. Maybe it has been brought up here in the GW forums. I've only recently started frequenting the forums. In another thread a while ago the discussion was about lighting a more sculptural piece of wall art, which had a head as a prominent part of the work. Everybody was suggesting down light. While, yes, that would accent the texture. But it would also make the face look garish. I suggest something more from the front and a bit off axis, to give it more natural, defining shadows vs deep shadows under the eyes, nose, and chin. I get it, I suppose. It is easier to talk about how a light fixture looks rather than how than how the light from it makes everything else look. But I don't think one has to hire a lighting designer or be a master electrician just to understand some basics. They just need to be thought of. Even little things like how a more diffused light can actually _look_ brighter than a clear glass, exposed light bulb simple because the shadows are softer. Ah, well. Thanks! Joe
