I grew up in a house with the the washer draining into a big, deep laundry sink. I didn't care about it at the time, of course, but now that I am old I would love a sink again. I don't have the room for one but I am close enough to the kitchen sink to use that. We used to do all sorts of messy things in that sink and it didn't matter. Many folks use them for washing the dog (or the kids). If you don't use it very much then you may not miss it - it all depends on your lifestyle. My machines are stacked and I don't consider it inconvenient but if it really bugs you then maybe the sink is not for you.

I would comment that for resale value it might be better to leave the laundry room as is. I believe most homeowners are more interested in their own convenience rather than a guest suite for occasional visitors. Having just built a house with a spacious LR I would not go back to the one I had in my previous house if I could help it.

Do you really NEED a 'huge master closet'? Or could you just work on your hoarding problem. ;-) You want to trade off lugging laundry up and down stairs out to the garage for a bit more storage? If the laundry room is that big, how about just shrinking it a bit for more closet space? Stack the washer and dryer. I'd much rather avoid schlepping laundry up and down stairs all the time. People pay extra to have their laundry up near the bedrooms and you want to give that up? Will it make a difference in resale value? Probably, especially if people expect a 3-car garage in your neighborhood. And you'll have 3 garage doors with only 2 usable ones; people will think that looks stupid and it might turn them off from the house.

I find if I fold the clothes as they come out of the dryer they do not get wrinkled as much. My shirts come out of the dryer and are immediately hung on hangers. The same way with the rest of the blouses and jeans/pants. I find if you put hot out-of-the-dryer clothes in a basket, they are very wrinkled and who wants to iron them. I have a basket in each bedroom for the dirty clothes and on wash day they are carried to the laundry room. Then when the clothes are clean and dried, back into the basket they go for putting away. The hung up clothes are carried separately, of course. The top of my washer and dryer, which are on pedestals, are where I fold the clothes as I put them in the baskets. At one time, when the children were small I had a rolling three part cloth hamper which worked very well....much like your hampers only mine was on wheels and able to fold up.
