Mud/Laundry Room Dilemma

Hi! I am debating building a mud/laundry room into part of my 3 car garage. My laundry room is currently on the second floor of my house, and if I move it, it will allow me to build a huge master closet.

My question is whether the bump out will look odd in my garage and if it will actually decrease the value of my home given that it won’t truly be a 3 car garage anymore.

Would love any thoughts or advice!

Do you really NEED a 'huge master closet'? Or could you just work on your hoarding problem. ;-)

You want to trade off lugging laundry up and down stairs out to the garage for a bit more storage?

If the laundry room is that big, how about just shrinking it a bit for more closet space? Stack the washer and dryer. I'd much rather avoid schlepping laundry up and down stairs all the time.

People pay extra to have their laundry up near the bedrooms and you want to give that up?

Will it make a difference in resale value? Probably, especially if people expect a 3-car garage in your neighborhood. And you'll have 3 garage doors with only 2 usable ones; people will think that looks stupid and it might turn them off from the house.

Call a local realtor and ask them the question. I would guess that the garage space is more important, unless you currently have NO master closet. But going from a large closet to a huge closet won't help you much and a poorly located laundry room or loss of storage space could hurt you.

I think I would rob some square footage from the hall closet and turn it into a walk in shower in the mud room I would add hooks and drying racks for all the wet stuff, boots, rain gear, umbrellas, waders, snow suits etc... You can also pop a kid or a dog in there pretty easy for a quick fix if needed. I put a narrow rack on the wall for dry shoes and boots. 4 lockers on outside door wall, be sure to have drawers for hats, gloves, scarves, glasses, goggles, ear protection etc... also have room in upper cubbies for helmets and ball caps etc.. I put in your stacked wash/dry and the 4'4" double drain board sink next to it. I would probably add a fold up/down shelf next to the wash dry for folding (on the outside of the shower wall). I only had the measurements you gave and no idea which wall is which or how wide the doors and closet outside etc were so this is just a rough draft...

I would find a nice porcelain 'match' to the marble basket weave and put it in the mud room. So long as they are a few feet away, no one will notice they are two different materials. You will keep the 'flow' of the same tile without the hassle of keeping marble tiles clean/stain free in a mud area. If you don't you will be looking at a 3rd material. Hardwood in a 'real' mudroom is not ideal. I live on the Wet West Coast. It is WET! So wet it needs another room off of the mudroom to deal with all the water! If you are describing a small space that is going to be used as a second entrance (not necessarily an area with sloppy boots or snow shovels sitting in the corner) then wood will be fine.

chicagoans, I will most likely remove those French Doors since that will be the new living room. Not sure I will need a door or should I add one? I have moved all of my cabinets that were in my sewing room to the new sewing room and because it is laid out different I could not figure out how to add everything. I removed the half bath for the moment. Also, if you are talking about the window on the porch I will be removing it and putting the den on the left side of the porch. I have not added a door in the garage yet to go to the outside (is that what a man door is?) I have been looking at Foyer layouts but don't want to go too wide but I think I would like French Doors for the entry or at least a door and a half with both sides that will open. I will have the doors to the den will be off the foyer and I was thinking about adding the half bath at the end of the den wall. If I put the laundry room in the kitchen I was going to put the pantry on the east side but the entry door will be at the other end. What would you do and would you enclose the pantry with walls and a separate door or just have the shelves exposed? Right now my shelves are 12" deep but I think I would like them deeper--maybe at least 14" deep. I know the garage is on the opposite side of the house from the kitchen but those are the only places I can have them located because of the lot.

People tend to pay more for second-story laundry so moving it to the garage would probably hurt the home value. Jan is right we need some floor plans to really assess the situation

I agree with Jan we need to see the house exterior where you plan the bump out and a floor plan . Right now I would say don’t do it until you have done some research of your area.
