Will she do her own housekeeping? Where will cleaning supplies be stored? Will she need a place to hang her coat or set down her purse when she comes in from the garage?

She will do her own until she can’t. There will be cabinets in the laundry room above the front load machines. There will also be a counter above washer/dryer, but usually she uses kitchen counter. Island is all counter with no sink, stove etc.

The space to the left of the kitchen is awkward. Not enough room for a table but still some space. Also does an ADU really need 2-bedrooms and a 2-car garage? And there really isn’t a lot of storage space. I think a WIC for the main bedroom would be a good idea.

Well the space on the left of the kitchen we were going to put in a small table, maybe banquette bench. Originally the island faced the store and the sink counter run was shorter. Mom said she would rather have a bigger kitchen than a actual dining room. I will be measuring it out but I thought the 5ft under the window and about 4 ft on the slider side would be enough for a small table, either round or rectangle. The 2 bed 2 bath is for two reasons, if mom ever needs live in help they would have a room and bath . Also some day after my mom it will be a rental and 2 beds is easier to rent. 19' wide is not truly a two car garage width, especially if you might need a walker etc. No good headboard wall in primary bedroom. Move water heater and furnace to attic and expand laundry/ mudroom to be the entire back wall of garage so there is a drop zone that isn't the top of the machines.

Agree with Hallett on the garage. As drawn it’s not wide enough for 2 vehicles. Maybe it’s not intended for 2 vehicles? I’d for sure take the whole space at the ‘top’ of the garage for laundry and closet space.

Is this to be built in a 4-season area (jackets, boots, etc.)? There’s no closet inside the front door. In fact, almost no storage space anywhere.

For long term practically, there should be a big enough area somewhere for a dining table and 4 chairs.

Is the master bath big enough for wheelchair use, should it be necessary someday? Are all the exterior entries wheelchair accessible? Your mother may be perfectly fit now, but there’s no guarantee she’ll stay that way.

The kitchen and master bath looks tight for someone that would have a walker.

Where would the bed go in the master? The doors and the closet seem to leave only space for a smaller bed such as a twin if you also want a night stand, since there is no wall to push it against for more space.

30" wide doors will be harder to navigate with a walker and will be knuckle busters. Same if a wheelchair is needed. 36" for a door way would be better.

I would figure out furniture placement and see how much space you have to also move around considering aging in place. This will likely also make you adjust the location of the fireplace.

A bench with a table there seems still very tight and not very usable for an aging person. It will be hard to slide onto and out of the bench. Maybe a just a bistro table with two chairs is enough. However, it would make renting it less desirable.

Use entire sink wall for cabinets and put a table in the island area that could be used for eating and laundry folding.

Add 24" to accommodate for advancing a standard metal walker. If she uses or will use a rollator then even more space will be needed as a frequent complaint we get is the rollators are too bulky and patients can't use them in their homes. Rollators have pivoting wheels in the front and a larger footprint than your standard grey metal walker, just FYI. Have you consulted a designer that specializes in such homes?

Thank you everyone! Some of the ideas you all have expressed are thoughts I was struggling with, others I had not thought of! I am going back to the drawing board with my designer , also I might just have to go a bit bigger to get what we want. Trying to not go to big but also thinking of future rent ability.
