Flooring Design Dilemma

ISO Flooring Help!

I want to replace ceramic tile flooring in kitchen with a floor I can take into the family room (stained carpet gotta go) The challenge: match cabinets (not quite ready to paint or replace) and an existing hardwood floor in adjoining front rooms of house. See pics. I like distressed look in flooring (live in a coastal community) but most seem in GREY (cooler colors)

family. I sort of like cost savings and durability of luxury vinyl plank but worry it will look cheap next to hardwood. Also like idea of installing over tile instead of chipping up.

Don't do LVP. Match the adjacent hardwood, then refinish/restain all of it so it looks all the same.

OK....here are the issues you will create if you do this.

1. You will spend money on an 'intermediate' update for no other reasons other than 'look'

2. You will put fake-wood looking stuff up against 2 DIFFERENT woods.

3. You will have broken 2 design rules with ONE product (not a good thing)

4. You will have a tripping hazard and require an uneven molding where the tile meets the wood.

5. You will have issues with dishwashers fitting underneath the counter tops (assuming you do this properly and run the vinyl underneath the dishwasher)

6. If you run the vinyl UP TO the appliances you will have 'bricked' your appliances into place and will have a huge issue if something goes wrong with one of the units.

Right....did I mention you will spend money on a temporary fix just to spend money?

Sigh. I know. You want to change SOMETHING but you don't know what else to change because you are not 'ready' to reface the cabinets. You don't want to change the counters because it isn't a DIY event. Besides countertop changes destroy backsplashes and that is ANOTHER project that isn't what you want to get into.

So the floors are the only things left. But the issue is: Floors are done LAST! Yep. Last. You would be working bass akwards if you do the floors FIRST.

If you MUST spend money to spend money, then work with something that DOES NOT look like wood. The reason: fake wood should NEVER touch real wood. Ever. That means so long as you have real wood floors in the home, you need to stay away from fake wood.

If I were you, I would find a decent match (species/cut/width) of the wood you already have (looks to be factory finished red oak) and have the new wood installed. While the wood is raw, you sand down ALL the wood floors in the home and have it stained all the same tone.

Leave the kitchen alone until you finally decide on the BIG renovation. Sigh...I know. That's not what you want to hear...but it is the way to save money and your sanity.

scooby - that's an awesome idea! I've been looking up benches and hall trees, but didn't think about an armoire. I would love to get the coats out of site (again, we only need a couple but DH collects, just like the shoes ;) The other advantage is that we have no storage in the adjoining family room, which we're just starting to put together. Will be buying furniture and possibly adding some built-ins, but that will take awhile. So, an armoire would give up some storage in the meantime. mclarke - figures about shipping ;) les - we're trying to get away from crates (used to have five up) and "reclaim" the area the little by getting stuff out of sight :) amy - I didn't know that about teak! We also like to think about alternate uses for items, especially since we've moved a fair number of times. So, I'll keep that in mind. Thanks all!

I'm not familiar with it... I guess it all boils down to what you're looking for in relation to your concept of "budget". Not knowing your location, I'd suggest you consider shipping costs (if needed) as well as long term expectations... many of the products on the market nowadays are imports, and not always available at a later date, if an add-on is desired, or repairs needed. Another consideration that many people become aware of (too late) is that the product may look MUCH different than what is viewed in a magazine or on a desktop monitor. I'm sure you're intelligent enough to see an ACTUAL sample of the product, as well as obtaining assurances (more than verbal) that you'll get what you expect. One last tidbit... don't let a few bucks stand between you & getting what you want. Too often, folks find out that the "best price" isn't necessarily the "BEST DEAL". A quote I like to borrow is: Oh... by the way, we offer CUSTOM hardwood plank & parquet flooring, made to customer specifications... right here in the USA. IMO no wood or cork is waterproof in a flood and no other flooring is either . I have vinyl plank over dri core the dricore is meant to have a bit of water on the basenmen flor and allows that to disapper in the case of a mild water spill or intrusion the vinyl plank is a thin material that sticks to the next plank and can be rolled up like a rug in a real flood , the sub floor dried and the planking unrolled and made to its normal job. As for ECo friendly I guess vinyl is not the best but there is ahuge issue with bamboo forests not supporting wild life already so IMO not a good choice and my experience with cork flooring was not a good one as it was damoged easily with furniture.

I cannot find any reviews on the quality of Kahrs LVT flooring. Kahrs has been around for a long time and is known for wood and engineered wood flooring. They are newcomers to the luxury vinyl world and I can't find a single review of their LVT. Has anyone here installed them or have feedback on the product? We really like the Oulanka color because it is a light blonde with very little grey tones and the patterns have low variation in color and wood grain and it's not too knoty. Can anyone recommend another LVT that is similar? I'm hesitant to buy the Kahrs without seeing reviews.
