Comments (9)Your house sounds similar to mine. We have a 9' family/great room, no fireplace, perimeter is dropped as you describe. For the inside of the tray, we installed crown molding a couple inches off the ceiling then ran a rope light inside the molding. Not exactly high end but the effect is nice and people like it. We're not tall people...our old house was 8' and was fine. 9' feels roomy enough while 10' seems a bit cavernous. It's all in your preference and the function of the room - whether it's intended as everyday living space or as a showpiece. Comments (59)Peke unfortunately, yes. the number of record high days are increasing. here's one article. worse, the summers of 2017 and 2018 had terrible wildfire smoke, with air quality worse than Beijing -- each time for about a month. we're being told to expect "wildfire season" more often due to climate change. in spite of all that, I still think Seattle has some of the mildest weather in general. not as hot or as cold as other places, and we don't get a lot of bugs. yes, it rains for about three seasons, but it's usually a sprinkle or mist, not a downpour. also, all that rain brings SO MUCH GREEN. it's beautiful here!...See Moreclosing off top of stairs in two story foyer
Comments (25)Yes. I know there is a very small chance of him climbing over, again it’s just truly only part of the reason and would be great to have a upstairs that is it’s own space. It is just going to be a wall so I guess that’s that. Thank you palimpsest for the photo. That is exactly what it would look like. Beth H. Yes I would love to redo my stairs at some point, but it is not currently in the budget. We are updating the chandelier next. Thank you for the ideas. Comments (3)In general, buildings perform best with constant indoor conditions. The impacts of ramping indoor temperature up and down or maintaining radically different conditions on each level need to be carefully considered. My biggest concern with heating of the basement or 1st floor only in a cold climate is the potential for either condensation or frost formation on interior walls of the unheated levels. Whether that happens in your home is a function of how well your home is insulated and air sealed, the indoor temperature, outdoor temperature, and the dewpoint of the indoor air. If you have neighbors with homes of similar age and construction, ask them what their experience has been and how they manage energy use....See MoreJennifer K
