Looking for help in laying out this room

I’ve struggled with this room for 6 years! The layout has never looked right (we had the floors redone so it’s empty now). Room size is 12x19. The door to the garage is to the right of the TV shelf.

We have thought about framing and drywalling the area over the fireplace and possibly putting the TV there. I’ve never really liked that open area. We will have the TV, couch, chair with ottoman, and end table to incorporate into the room. TV can go anywhere since we stream only now. Im open to any and all suggestions to make this space look nice. Thank you!

Corner fireplaces aren't easy to decorate around. I wouldn't put the TV over it as that would make furniture placement even more difficult. Not knowing details, I assume the couch was under the picture on the left and the chair was possibly in the corner opposite the fireplace. Another assumption is the TV gets more attention than the fireplace, although you probably use it for ambience. I would move the TV to the opposite wall and put the couch and chair on the long wall next to the fireplace. Again, not knowing the size of the furniture, that might not work. I'd add a small coffee table/ottoman in front of the couch. I'd add a small round table and two chairs in the corner next to the slider. Or add a couple of small chairs or ottomans for more seating instead of a table.

Small spaces, and spaces with traffic through them limit the placement of large pieces. Traffic passes from the patio door to behind where you took the photo. And there is regular traffic in and out of the door to the garage. Correct? Pathways need to be a minimum of 36" wide, though 42" is better. Most sofas are relegated to long walls. If you place a sofa on the shorter width, one arm will likely need to butt against a wall to allow traffic to pass on the other side. Accent chairs might be better suited to this space.

I like Charlene's ideas, but her layout failed to show the doors to the patio or garage. I do think the TV might be better against the outside wall with the sofa opposite it. The patio door takes up a lot of wall space.

However, I recommend you draw a floor plan on graph paper (also called quadrille paper). Here is a SITE that lets you print whatever you need. Mark the walls so that 1 foot = 4 sections of the graph paper; each section = 3 inches. Place door positions and the fireplace as accurately as possible on the floor plan. Now, measure your furniture, and on a separate piece of graph paper draw the outlines of each piece using the same 1 foot = 4 sections. Label each, and cut them out. Now you can move the pieces around your floor plan seeing where they fit best.

really cute stuff! so i originally thought it would be nice to be positioned to look out the window at night and in the morning too, but then everyone was adament about pushing the bed against the wall. i think lazygardens is right - i'll just let him decide. thing is, he can't conceptualize so i'll have to wait until we move in which isn't the end of the world. also, quick update... i finished the nightstands last night!! little mini reveal?? BEFORE: and VOILA! i'm not claiming to be original here so no need to pick apart my work for those of you bored to tears by the lack of originality on this forum and on houzz. :)

put the sofas across from each other, the longer one where the love seat is now and the love seat on the tv side. When possible replace the love seat with two chairs, perhaps that swivel. invest in some blinds so the tv glare can be relieved when needed. Move to gray shades of furnishings, blues creams. Buy a long tv console, light wood tones or reclaimed rustic look can work here too. Ottman for sofa side, with end tables, two end tables for chair side. Put a sofa table behind the sofa book case would be good on that wall. Might make a good little play area spot back there in the future.

The only item that might be a problem is the kitchen island. You have a modern apartment, with fairly modern/eclectic bookcase and couch, but the kitchen island is a different style. If you have an overall eclectic style that would work, but otherwise it may need to be switched out for a more modern style.

Potential view from your kitchen oven through to your back deck. Front of the house again. Suggestion: Make the front deck at least 6' out if you can. Mine is 6' out and I sincerely wish I had made it 7' but oh well. Furniture suggestion for the back deck. :-) I didn't have a Grand Canyon pic in my 3D design program so I put the pieces you see hoping they would come close to the colors you were looking for. It seems as if it's close but I don't have the blue in them. Also please know that the furniture colors and style are not so much what is being presented for your consideration but the potential layout. Yes, I am suggesting balancing the room out by having the sliders on both sides instead of windows then sliders. It allows you to have a better view and access to your back deck. Yes, I divided your back wall into 3's - two large sliders and one direct vent gas fireplace to center and balance out the room. Just a thought for your consideration and viewing pleasure. Hopefully literally. So here it is. I hope you enjoyed the visit to your virtual home. Let me know if you want me to change things around, within limits, for you to see what it could look like. Do you have a dining room in this house? Can living and dining rooms be switched? So this room would be dining room, w/dining by the fireplace.
