Mountain Home - Lighting Help Needed

We just bought a 13 yo home in Breckenridge, CO. Everything about the home is rustic, traditional, wood, stone throughout, etc (which we love). The only area where they missed the boat is with some of the lighting. Specifically, in the kitchen (poor lighting & outdated style), dining area (poor lighting & style) and foyer (undersized). We are planning on replacing all of it but need some advice on style and how to tie it all together. Here are some pictures with the mono-rail lighting in the kitchen, crazy intricate chandelier in the dining room and undersized chandelier in the foyer. Any advice and/or suggestions you have would be greatly appreciated! Thank you.

remove the monorail lights. put in a few more canned lights. patch up any holes if you can't reuse them. not a big deal.

the entry is really pretty. you need a more expressive and larger light there.

I don't know what kind of style you're after, so i'll just post a few (but you're going to have to pick a style)

the dining room light can also be so many options

that monorail and the crystal chandelier are at opposing ends of the spectrum!

So figure out what kind of light you want for the dining table and then you can figure out the island pendants. but get more canned lights.

btw, is that all your furniture in the picture? your dining table? your rug?

I think you're going to have a hard time doing something different in the kitchen if you don't want to get into sheetrock work. I am in the process of ordering Belfer reflex wall washers for my kitchen which is a specialized application but creates a lot of soft, ambient lighting that is glare-free. Normally I would recommend people check out Hinkley Lighting, all the Hudson Valley Lighting Group brands, and Visual Comfort & Co by Circa Lighting for these areas, but if you are looking for a rustic approach, I don't know that any of those would be your suppliers. You might try shopping at light stores near you to see if they carry styles that are specific to the area where you are and the style of homes seen there most prominently.

Chris your inspiration house has a large proportion of the natural cedar color to the blue and a lot of what we can see on that house in the photo is in shadow which makes a big difference. You're trying to choose a color for your house without a clean background - the yellow is a player in making colors look different. I took a picture of 2 colors from one of my paint decks for you - put them on a table on our porch that is similar in color to your cedar but when I compare the picture to the paint deck it's horribly off so I hesitate to post it for you. I may email it but just know that it's not representational at all. I'm looking at Benjamin Moore Everard Blue CW-575 and Wetherburn's Blue CW-580. these are from their Williamsburg collection, grayed blues with green in them. Even on the B/M website the colors are off on my computer. I'm not certain these are the *right* colors for your house but it's a slightly different direction that brings your setting into the mix and a place to start. Hale Navy is part of the Historical Color collection from B/M - that collection is a good place to be as well. The colors are dirtier which is good - what you don't want is a bright, clear color on your house. There are different ways to approach trim and house colors - they can be high contrast with crisp definition or lower contrast and more subtle transition. Neither one is better, they are just different looks but your trim will still be differentiated from the house body with less contrast. I agree with thinkdesignlive that large, charcoal porcelain tile would look great against the wood and white walls. The radiant heat would prevent the tile floor from being cold. Personally, I prefer the simpler tile that thinkdesignlive posted first and would run it everywhere. Daltile's Unity Nero P406 24" x 24" unpolished porcelain tile might be one option to consider. -- amateur

Vanessa, Half of my work is mountain homes in Summit County. Construction is extremely busy at the moment and prices are escalating. $250/s.f. is optimistic in this market.. Mojomoms's $300/s.f. is more likely. I like the idea of getting a builder and architect to help you evaluate lots as the lot can have a huge impact on the cost to build. In the mountains, orientation is key. Try to place the garage where the driveway apron and entrance to the home where they will see as much sun as possible. Summer sun can be fierce, so include passive solar concepts that allow the sun into the home in the winter and shade the home in the summer. Avoid due west orientations with afternoon heat gain. Covered outdoor space is great in the mountains, especially over the hot tub. When selecting a lot, pay attention to where the winter sun rises and sets. The winter sun can rise after 10:00 or set before 2:00 if there's a large mountain nearby. It takes a toll on your mood if you live there full time. The biggest technical problem I face is snow, ice and water management. Ice damming is a huge problem. I advocate maximum simplicity in roof form. Complex roofs have shady spots where melting snow above comes to freeze solid. Ice can do a lot of damage to a home. Don't do metal roofs. It's tempting to think we should shed the snow from the roof. Snow shedding off the roof turns as hard as concrete and can seriously injure, even kill people. Construction in the mountains is much slower due to weather and the availability of sub-contractors (and their propensity to take off for powder days, or hunting season). When you search Houzz photos for inspiration, search under “rustic“ style as well, and look for paint and furniture colors and level of sophistication that call to you. Just one tip for painting a space that has a lot of awkward angles - choose a paint color light enough to go on both walls and ceiling. Use the same color throughout, at least in your main living spaces and it will help the angles to blend in. Agree about needing to see paint samples in the space if possible and since your walnut flooring is the one thing that won’t change further, make sure your paint color plays well with it.

It looks like you have some type of decorative drywall finish on the ceiling, with a reflective paint that would be best in a flat/ very matte finish. The shiny reflections are not pleasant.

I don't think there's anything wrong with the size of the foyer chandelier. What I see is that it is a modern style, which really doesn't fit well with the "vibe" of the house. Same goes for the dining area and the kitchen. The dining room one is way too fancy, and, again, the kitchen is way too modern. The mix of styles isn't doing anything for the appearance of your space. Try to find fixtures that coordinate with each other, but don't necessarily "match."

Finish like the track in kitchen -- not so bad - why not add undercabinet lighting so good...

but with this 4 stem design, it might look busy with the track lighting's connectors [to ceiling]
