what type of wallpaper can I add to our half bath?

tile is dusty due to construction being done but it’s black and white. I like wallpaper that pops but I’m worried because of the tile I chose that it may be too much.

I like the wainscot. is it a bright white? personally I think the current flooring, wainscot and wallpaper is too much. while the black of the floor tile is fine, the small grids ( the lighter grout) will compete w/the wall accents. I think one solid color black with black grout, or that warm limestone look tile w/very few, thin grout lines would look better. you could also paint the wainscot black (or that dark charcoal tone in the paper) for a more dramatic effect and this type of wainscot may suit your paper a little bit better than the beadboard

If you're gong to refinish the walls, invest in an electric sander. Choose the size that will enable you to fold a single 8 1/2" x 11" page of sandpaper twice to create three sections you can cut apart. Even though this sander is not especially loud and has a dust catcher (remember to empty that), you'll need eye and nose protection. In a small room with trapped sound and/or an echo, you may even want ear plugs. You have removed the "page" that sealed the sheet rock itself so make sure you choose water proof paint for any painted parts of the walls. Personally would not crowd this room with tile other than one row over the countertop -- back and sides as a backsplash. Might consider using white wainscoting on the longer wall. Make sure your breaker is OFF before you remove the light fixture from the electrical box to redo that wall ... so you will need a drop light and extension cord. Would be a good idea to put tape over outlets so you don't get dust in them.

Ok, well if it is already a dark little room, are you sure you want to put that dark wallpaper in there? I'd be worried it will feel like a cave. Maybe you need to consider upgrading your lighting in that room. Of the vanity choices you show, my first choice would be the first one. Looks like Dark Oak and a Craftsman type style. That reads the most "farmhouse" to me...the other two are much more modern and the middle one reads very mid century modern to me. The little I've seen of the decor in the washroom doesn't make me think MCM would match. Would it be a LOT of work to get rid of the wallpaper? I think if you are going with the darker coloured vanity and light floors, I'd find a paint colour that works with the flooring colour a bit more than the blue does. Maybe something like BM Seapearl (below). Or maybe you put the colour below the trim piece and white walls above if you are going to have white toilet and sink. I do like the artwork you've got on the walls - very farm like and lovely. A very nice touch.

Thanks all. I am a Realtor. and have been for 15 years.....so I do understand the importance of what's really critical and, as this is my mother's home (she passed away in November) and I'll be listing it, I'm taking extremely good care of the systems, yard, appliances, etc. I'm willing to invest more than the average "flipper or prepper". The comps are extremely good in the area so I'm willing to go over and above to maximize the sale. I'm really just curious if anyone has every used the peel and stick over exisiting wallpaper. I had no intention of paining over the paper. - that's a shortcut I'd never do, especially on my own property and If i paint, I'd remove the paper, have the drywall prepped appropriately and then paint. I just wanted some insght into the peel and stick and see if it was worth a shot! Thanks all!

I love the vanity so please do not ruin it by painting. I think maybe just a big piece of art on the large wall and walls the same color as the white in the floor.IMO any patterened wall paper will fight with that floor so at best a textured wall paper maybe. I would paint one wall black and put that art on that wall

The green color was to show you how a color painted on the walls would make the room pop!

I always recommend spoonflower . com for ideas. I can get lost on that site for hours and hours and hours.

Thank you for the suggestions!! I Love black walls! and i love the green accent- I was actually going to go with an emerald green wall but put it in our guest bedroom instead.
