Funny, I would never think of NOT using a designer. But that has a lot to do with our particular circumstances. While my husband and I are quite handy (he used to be a project manager for a home builder, and held many construction jobs in his college and post-grad days), what we lack is TIME -- and being a DIY-er requires lots of that. Hence, we have found reliable contractors to handle a lot of tasks in our lives, leaving what little precious time we have beyond our time-devouring careers to things we consider more important. My bath designer is also a kitchen designer (I didn't hire him to do my kitchen because he exceeded my budget by 100%). His bath design has helped optimize the use of our decent-sized but not overly-generous master bath, and will have all the features we want without doing too much violence to the already-existing plumbing and working around a large but inconveniently placed window. More importantly, his company will also serve as our general contractor, so it's basically one-stop shopping for us. While I know we'd save some money by doing it ourselves, we save time and headaches -- a trade-off we're willing to make. [Of course, the jury is out on all of this! We have our contract and our design, but work hasn't started yet. We'll be getting our schedule today.]

thanks to all who have posted so far, especially Eric. We can probably save/budget down the road for a kitchen redo, or do part of it ourselves. Additions would be a little harder for us except finish work (floors, tile, etc. Can do drywall even but would need to find time to do it). What that kitchen has is a U shaped layout, not too bad except there are overhanging cabinets between a small dining/family space and the kitchen. It's a counter/pass through kind of setup where someone can sit at stools and talk with the person in the kitchen....except the cabinets hang down so the person in the kitchen has to look under them. We would likely tear those out and relocate the stovetop to the perimeter wall and make that pass through an island. Then that entire space could become kitchen/dining. It is possible we could still move out a wall on that (kitchen) side of the house down the road too, we are in Hawaii so all the construction costs are much, much higher than mainland. So jealous of all the posters here who can put on a large extension for less than 50K. Plan A or Plan B will cost us about the same. We don't plan to sell and move anytime soon, but should we need to we're leaning toward sq. footage instead of just extending current bath and upgrading the kitchen. Our neighborhood is about 20 years old so people are beginning to redo those rooms as the fixtures and appliances are ageing. We redid all the appliances about three years ago with stainless finishes, new faucet/sink, and redid the countertop Corian, so the kitchen is livable - just need to clear out some clutter and make smarter usage on available storage space. We could paint or restain the cabinet doors to freshen it up. A few neighbors are creating the "big bang" kitchen now but I'm not certain a 70K upgrade will improve the value that much as a new neighborhood is planned about 5 miles away within the next couple of years. Would we love to live in a "WOW" kitchen, of course. But as with most people we have to make a decision on where it is best to spend the money for now. We could feasibly also add on a 2nd story in future years, but we prefer the single story and if we age-in-place as planned, the new bath will include wide accesses and no-curb shower.

Thanks Casey, What is a good oil based primer. I will be using BM paints for the room. I could get their primer. I have only used Zinzer primers up to this point, in my kitchen, and now bathroom. My progress: Last night I went ahead and thinned down some green topped joint compound (drying type, I believe it is called, as opposed to setting type) and rolled it over the Gardz primed walls. After I knifed it off you could barely see the application, just a soft haze. My thought is that I will now apply another thin skim, then when dried, prime for painting. I just don't want these layers to delaminate in the bathroom. This isn't a steamy room because there is no shower and the tub is rarely used. But it is a bathroom none the less.

The "regular" bath layout that jensbride posted first is very similar to what our DD & DS shared for years and worked very well. The door, however, was a pocket style and placed directly across from the toilet. This allowed the vanity to be scooted around the corner to take up the whole wall. It leaves the toilet close to the tub, but with lots of elbow room. Our kids just learned to keep the door partially closed when the bath wasn't in use due to the "view".
