Masonry, especially stucco takes extra care in humid climates with the current booming construction markets. Your existing perforated or woven housewrap suggests questionable long term durability with that choice. If you stucco be sure to mind the gap. Gaps are important in most cladding systems so metal, wood or engineered siding installed on a rainscreen would be safer choices for durability considering most labor markets. Looks like you guys got continuous sill flashing below your windows so you seem to be ahead of the game compared to most projects involving weatherproofing.

I would hire an architect and a landscape designer. Just make sure the architect you hire has interior designers on staff. Lots of architects don't want to get into the details of selecting/specifying finishes, but if they have interior design staff in house, they will.

The roof is dark gray, doesn’t really have tan in it. Maybe it’s the photo but that could impact the look. I was looking for a modern look by using the dark gray. It’s a risk though and I can’t get my head wrapped around black trim. I just don’t want to paint it some blah color.

IMO more bungalow than ranch. I really dislike grids in windows . You are going transitional inside can I see what you think is that style. I would aslo like to understand your idea of modern but not contemporary. I think the house is quite traditional so making it not that will involve a lot of work. I will say that huge tree I would take out for sure . It overwhelms the house and does not look at all attractive . I really dislike painted brick in fact IMO painting brick instantly devalues your home .So post better pics of the house exterior and show the brick. Post those pics in comments her in this post do not start another post..Remove the shutters and do not replace them , a new garage door in a style you like could be the driver of the rest of the exterior design so maybe start there Landscaping will be ahuge factor in how this looks and I love a walkway from the street to the front door it gives the home a welcoming feel and also allows for some more interesting landscaping.
