Comments (17)Take a look at what it takes to paint metal cabinets, particularly the prep work. I have not but it's possible it would be a PITA. I like how they look - original, unapologetic. I'd be more inclined to leave the cabinets as is and tackle the rest, with an eye to warming up the kitchen to counteract the grey cabs. I'd take a lot from that fabulous inspiration pic that Julie posted. The idea of wood counters is a great one. If you don't think you'd like the maintenance of wood, I believe Cesaerstone or similar makes nice warm medium brown counters. I'd go with a medium or natural toned wood (or vinyl plank wood-look) floor and warm white tile backsplash (don't be scared, tiling is really easy). I can see really skinny white 2x6 or 2x8 tile in a herringbone pattern, actually :) I'd also see if you could remove only the cabinet over the stove (you can keep the soffit) and replace it with an actual range hood that vents to the outside. I was going to say that if you are replacing your range, IKEA makes a snazzy matte black range and matching hood that I think would be a great focal point and break up the grey tones even more - but it looks like the range is no longer offered. :( Finally, I would dress that soffit up with some trim. Maybe you just nail a flat 1x6 or whatever would totally cover the soffit, and perhaps a small crown or cove trim on top of that, at the ceiling. Or just a huge piece of crown, or a baseboard piece upside-down and then a crown on top of that - there are a lot of options. Take a cab door to the paint store for a color-match so you can then paint that trim. Voila - you no longer have a soffit, you have really pretty trim! Comments (18)The biggest problem is going to be the handles since they can't be removed. You could paint the cabs, glue on beadboard, or cover with a vinyl beadboard wallpaper everyone will think is the real deal . You can leave the wallpaper white or paint/glaze, with the glaze catching in all the groves, giving more dimension. If you want to go a step futher, glue strips of wood(2" trim) on all 4 sides, but dealing with the handles isn't going to be easy~to make it easier, go around the handle with the wood trim. It's a little bit of work, but would give an updated 'look' until you decide to do something more. As for a wall color, a sage green with black accessories and light fixtures(faux wrought iron)would be pretty~I purchased brand new in the box at my local Habitat for Humanity, a 5 arm and a 3 arm for $25. Check to see if you have one near you. A couple of containers of red geraniums on or under the window sill for a splash of color. Comments (10)If he's an investor, he'll probably not get caught up the in the "offended" thing. So instead work on what's the lowest you can justify. I'd probably say "I was going to offer $140K to the bank, but didn't make the deadline. I don't know what you paid for it (you don't know the precise number, after all), but I'll offer you what I would have offered the bank." DO NOT change your offer until he puts something concrete back on the table. Don't let him pull the "that's too low, what's the highest you can go" game. Once he counters then you can proceed. If he counters anything over $150K, ask him how he came up with his number and pull out comp A and say "look, this is a similar house that didn't need the repairs that this one does, and it sold for $158K. It'll cost me 10 grand to get it up to par with comp A." If he uses any of your other comps, then reject those as newer, in a better neighborhood, on less land, or whatever, and thus not legitimate comps. And you can always pull the "we just don't have any more money than that" game. I think you should be able to get it for less than $150K. And the investor should be sufficiently motivated to take it. I'm not sure how anyone sit on the current position of the sofa and can view the TV Here is a layout for your room, and definitely select a rug that is much larger for this room. Maybe a classic style to anchor the room.
