closed on our new/old house today, roof is leaking!
Comments (17)um, I walked downstairs after taking possession to find out there was a crack where the main waste line meets the foundation wall that the PEE OH had covered up with some junk (some but not all of which he cleaned up after the inspection but before possession). Took me literally 10 minutes to find, because I was looking at how much junk the guy left behind. Called the realtor and said, "THERE'S JUNK AND TOILET WATER ALL OVER THE BASEMENT!!! I THOUGHT YOU SAID IT WAS CLEAN!!!" I will never ever allow a seller to retain the home for 2 weeks (or any length of time) after the sale. what a zany tradition. He also kept promising to install the springs on the garage door, never did that either. The realtor paid for (or billed him or something) the waste pipe and the problem with the A/C but did not pay for the garage door springs. (when we had the inspection the heat pump was in heat mode and the seller vowed it worked. The inspector couldn't get to the broken part of the pipe b/c of the junk but the rest of the pipe looked great--either it rusted through after the inspection or it was covered up (either intentionally or otherwise--inspector had quite a good list of other things...)...See Morenew at this...old house kitchen question
Comments (16)I have never seen Renovation Magazine...would it be at Books a Million ? I should be done looking at pics but just found the work table island design 2 days ago!! I had to revise a lot of the design when we gutted the areas to the left and right of the gas/coal fireplace insert. It is 10ft up and 5 1/2 feet wide and 3 ft deep on both sides. We are planning the coffee bar to the far left and the double ovens to the far right of these spaces. Then the areas adjacent to the now showing chimney will be open up to the ceiling and have art work from our hometown, New Orleans , hung there. We are going to use very subtle track lighting since I hate recessed cans and pendants won't work except over the island. We are using the porter pendant that has a counterweight so I can raise and lower as needed. I just loved looking at JG's book. I did borrow his design for a platerack and his wood countertops. Also we will have a wooden slatted drain shelf over the soapstone sink, that only Europeans do. Anyway, I run on and on about this. I can hardly wait til it is usable. The appliances will be here 7/18. Did you see my demolition pics I posted on the kitchen forum? It was last weekend. They are still around back a few pages. Comments (15)Gorgeous kitchen, ginterpark! I bet it's even better in person than the pictures, because I know how that Rixi tile just glows. I'm in the middle of our remodel, and also selected Rixi Tile (Crema and Dore (cream and yellow)). The tile boxes say the tile must be sealed: do you know if that means before they are put in place and grouted (so they are sealed back and sides too) or only after? Comments (11)Could you please post a fully-measured and labeled layout? The layout you posted has a few measurements, but most of the key measurements are missing. "Box counting" is very unreliable for this type of activity -- even a few inches can make a difference with what will/will not fit. What are you willing to change? You've told us you're not willing to change the back pantry area or the stairs, but what are you willing to change to get a better layout? Doors/doorways/windows? Keep in mind that the more things you say you don't want to change, the more you limit your options. Here's an excerpt from the Featured Answer in the "New to Kitchens? Read Me First!" thread: Please post a fully-measured layout of the space under consideration and a sketch of the entire floor. Both can be either hand-drawn, computer generated, or drawn up with computer/app tools. By "fully-measured", we mean a layout with the widths of each wall/window/door/doorway and the distances between each wall/window/door/doorway labeled. See a sample below. If something cannot be moved or changed, label it precisely on your layout (see post in sample) and tell us why it cannot be moved/changed -- we may have some ideas for you. The sketch of the entire floor lets us see how the Kitchen relates to the rest of the home. It doesn't have to be to-scale, but it should accurately show how the rooms relate to each other and should include all interior & exterior doors. In addition, it will help us see how traffic flows in, around, and through the Kitchen. Label the front entry and family entry. The family entry is usually a garage or side entry, but it might not be. It's helpful to know which door you use to bring in groceries. Regardless of how you draw it up (by hand, computer, etc.), please be sure all measurements are labeled. (Note: Computer generated layouts often lack key measurements and, sometimes, measure to/from things like the middle of a wall or the middle of a window. Neither are useful. Measure each item and the distances between each item.) Other questions... What appliances (& their sizes) do you plan to have? [From your post: cooktop, double ovens; I assume DW, MW, Refrigerator] Where are you flexible? Can walls/windows/doors/doorways change (move, change size, add, delete)?
