I like the plan as is.

A friend of mine is thinking of building it, but wants to see inside pictures.

What purpose would seeing someone else's decor really serve. The plan is okay I prefer homes with few jigs jogs especially when it is called a ranch . BTW any time you have space for another bathroom instead of a J&J go for it. I also never like the access to the master closet through the bathroom and I have no use for toilet rooms inside a bathroom

If you don't have any luck here, your friend could always find a 3D rendering professional; well worth the investment for folks who need a bit of help visualizing things. :-)

@One Devoted Dame Thank you. Yes, she needs help visualizing, but not wanting to spend the money on a 3D rendering just yet, as they're not 100% sure they want this plan. I wish we could find something online to help her visualize so she can be certain this is the house she wants.

It really is not a good plan. Rooms that should be on exterior walls like the kitchen aren't yet rooms that shouldn't be like the pantry are.

Rooms are broken up by pathways making the rooms much smaller such as the game room and dining room

Most rooms will be dark since there are not windows on 2 or more walls in public rooms and bedrooms

The J and J bath is larger than the kids bedrooms and the fourth bedroom has one tiny window not even placed well.

I could go on and on.

If someone is building such a large house and spending that kind of money, maybe they'd be better off working with an architect who can give them exactly what they need.

Have y'all tried reaching out to the architect(s) of the plan, and asking if they have any finished interior photos?

Keep in mind that professional photos can be deceiving, especially regarding light. If natural light is important to your friend, she would be better served either hiring an architect like CPartist mentioned (which is my preferred route, as well), or looking for a plan that is only 1-2 rooms deep (including covered porches and attached garages), making sure to orient the main living spaces to the south.

@cpartist. Thanks for your input. They're going to add large butted glass windows in the dining room and game room, as well as a large sliding glass door in the great room. They only have 1 child, so one room will be his game room, and the other will be a guest room. Changes will be made. This layout looks very similar to the house I just built (which is why she likes it) and we have tons of natural light.

@One Devoted Dame This floor plan is found on every "house plan" website, with no information as to who the architect is. :( She kinda has an idea, as it's similar to my house, but on a smaller version with lower ceilings.

I envisioned putting clean clothes away in the bedrooms and felt like I was playing that game where you start down one maze path, hit a dead end and have to start again.

I agree with cpartist - it's really not good.

It's super wide, but then sticks the garage out front. WHY?

Ultimately - it looks like a labyrinth of rooms, laid out poorly, with no effort or forethought to maneuvering throughout the house.

And every time I look at it, it gets worse. The use of double doors into a game room? I windowless "e-space" with barn doors? A pantry window you'll see from the front porch? A pocket door into the master bathroom? Useless "walk in" closets? traffic patterns through the kitchen / in front of the stove? 2 doors to the powder room? and one is a pocket door?

I am usually not this harsh - but this is BAD. Like Top 10 of Bad, bad.

@just_janni, I agree with some of that. They don't like the e-space and think that walking through the game room to the bedrooms is weird. lol

They want a house that's wider vs deeper so they have a lot of backyard space. It's being built on a 1 acre lot.

Well, e-space is just a closet, they can use it however they want.

But yeah, back in the 60s I had friends whose houses had a den or game room leading to the bedrooms, it was weird.

The powder room has two doors? While the location is convenient to access from both sides, who will remember to lock/unlock both doors when company is over?

With one child, sounds like they could eliminate one of the rooms in the top right corner, and make it all make more sense.

With an acre they can do better - like way better.

Some sort of central organizing theme would be good, as would a focus on more light. This is a LOT of house on one floor with many rooms and spaces.

They would be better to focus on figuring out what they NEED for spaces, and what priorities to give each space and go from there.

I'd also vote for an architect on this - esp for a ranch- they are tricker to get right, IMO and harder to find decent plans online.
