Remodeling 1990's Ranch

Hi there! My DH and I found a great home on 2.5 acres at a great price. It's 3 sided brick and was built in '93 and has had zero updates. It's a blank canvas and we couldn't be more excited!

We are trying to keep the layout the same and just open up some walls so it's not too costly but we are removing all flooring, updating all bathrooms, rooms, and kitchen. We do have a GC that is going to be guiding us through this process but am a little stuck when it comes to design and what will stay in style.

We are not painting the brick on the outside - just refreshing paint on the shutters - but would like some ideas for landscaping (located in North Georgia)
The floor plan is original and the only thing that is different is there is no island in the kitchen.
I would like to put in a peninsula type island starting where the fridge is and going inward and moving the fridge, etc. because we eat at our bar a lot and would also like the extra counter space.
The kitchen - should I do two tone cabinets or is that going out of style?
Would like to arrange the master bathroom to make for a large shower and powder room. Is not having a bath a big deal?
Should we do a jack and Jill between the rooms or just update the bathroom? Also was thinking of adding a shower to the half bath in the laundry to make 3 full bathrooms.

What are initial thoughts?

From the front to the back on right side is it dininG room , dinette then kitchen? Would it work to have kitchen at front w big island just beyond then adaptable single dining zone in the back so you can also have French doors and move to deck or patio out that way . Nice climate so that seems like a nice swap. I’m in the north and even so , the connection to exterior space isn’t usually in the living room but rather from a dinette which then makes it conducive going out from kitchen w food etc . You can have both points of access but I wouldn’t want just the living room for all in/ out traffic .... just a little too busy. Good luck! ( the details are hard to read on sketch)

@herbflavor thank you for your comment! Unfortunately moving doors for the outside would require too much work and money! I thought about that but there are things I would rather have other than that. I was thinking of enlarging the window there above the sink to have more light in the kitchen.

I should have clarified that we are planning on turning the dining room into an office/guest room (with a pull out couch) but unsure whether or not to do French doors or barn doors?

jessica,,doors are much easier to change than the floors, so get a darker tone like the walnut. on the doors that face the wood floor, maybe you could have the flooring guy strip the doors and apply the same stain/finish to them? you may be able to do it yourself. if you give the doors a light sanding, 120-150 grit, you may be able to go over them w/a gel stain in the special walnut. (try varathane or General Finishes, no Minwax!) they look like Doug Fir. it will take away the orange tone and add a bit more depth to them. maybe try it on a door you plan on painting? like the inside of a room or something? if you can, remove it from the hinges, lay it on a sawhorse, do the sanding to remove the top coat, wipe w/a mineral spirits to clean, let dry a bit, then wipe on the gel stain, working it in and wiping off the excess. dries in a few hours. you should see a change. you are removing the carpet on the stairs? do we know what's underneath them? are the treads oak? are you putting in a runner? what color are you doing the walls? if doing a light color, you could redo the handrail in the same tone as the floor or the treads/risers. All depends where you're going w/that.

mnzinnia, thanks! It took me some time to embrace those stepped windows, but now I love how unusual the house is. The front room is not open to the dining room. The dining room is open to the living room, but the living room doesn't have windows other than the sliding doors to the sunroom. I understand, Patricia. I know you feel like I'm putting the cart before the horse and I'm sorry. I presented the case for waiting, but my partner is resistant to the idea, so I'm trying to make selections that will work with the colors we're most likely to use in this house. I hope you'll still help me make selections, even though it's not the order of operations you prefer. I have a fair idea of what sofa I want for this room and I have fabric samples coming. I should have them in hand before we place the order for the drapes. We are awaiting a quote from Budget Blinds for these fabrics: Front room: Left to Right: Front room, dining room, and a slate gray sheer for the master bedroom to be hung in front of the white blackout drapes that are currently installed. (I find it a bit hilarious that we have chosen two circle patterns.) Wave/Ribbonfold for both the front room and dining room. Front room hardware plain white installed on ceiling. Dining room decorative hardware in black (goes well with the bronze that the new windows will have) wall mounted due to the ceiling slope. Triple pinch pleat with bottom tack for the master bedroom sheer, and using the ceiling mounted traverse rods that are already installed. The wall color is Hint of Vanilla, and we're not planning on repainting. We have this color throughout the common rooms in our house - and I checked on here when we were having the interior painted and I was strongly advised to stick with the eggshell-like color, so that's what we did.

I would remove the shutters from the double windows. Paint the others a dark gray like Kitty Gray from Benjamin Moore. I would do either Narragansett Green or Newburyport Blue in the front door in a high gloss. Think about removing the yews from in front of your porch and planting a perennial garden. I would like to see some of the yews replaced with rhododendron, azalea, hydrangea, and mountain laurel. Add two of three ornamental trees out in the yard. Two of my favorites are Eastern Redbud and Sargent Crabapple. Eastern Redbud has beautiful burgundy foliage and striking purple flowers on the stems in spring. Sargent Crabapple has beautiful pink and white flowers in spring and red dime size "apples" in fall and winter. The fruit is not messy.

Yes, the roof is at end of life for sure. Great idea on the brick, I contemplated painting the brick, but the husband does not agree with that. (eye roll) Windows are not new, but in good condition, they are Anderson and I have researched replacing the exterior trim and we can do that. Also, thinking of replacing the cheep wood siding with better quality wood siding, not vinyl, and running horizontal in place of the vertical that is there. So you think bigger on the coach lights? I agree totally that they should be replaced. The house is so basic, I want it to be pretty. Thank you for your input!

You asked what will stay in style - I doubt that barn doors will except in certain rustic design homes. Yours isn't - it has a vaguely european look to me (I think it is very attractive) so you want to choose design elements that are consistent with that. French doors would be.

Two tone cabinets: not a "should" but rather is it what you love? They have more potential to have staying power, I think. Don't be afraid to have color on your cabinets either.

I think there is no need to have a tub in the master if you don't want one. It looks like there is a tub in the other, so that should be enough for any potential future buyers (or if you should happen to have children).

I think French doors are more practical than barn doors if it is going to function as a guest room. Don't make the bathroom a Jack and Jill.

I don't think you need a bath in the master.

I think it is going to be tight to fit a refrigerator if you add a peninsula. Any chance of moving the entry to the living space so you have more wall space in the kitchen?

As for the landscaping, I would build a stone wall to contain plantings on the left side of the house. I would also plant an ornamental tree in the yard on the left side of the front.
