The important thing at this point is the layout, and I think I've realized that the desk placement you have is exactly right. I'd love to see more of that. I'm thinking of a desk in that position with a right hand return which would section off the room a bit. I only have 28" on the right side of the window, and 24" on the other side - it looks like your space is bigger? But desks are only 29" or so deep, so I think that would be okay (?). I could put the second desk where your love seat is under the picture, and a bookshelf (or other storage) where your chair is. Holly, thanks for that site. I realized I just needed to use some grid paper and cut out some shapes so I didn't get very far on bhg, but may work with it more later. Finding the right furniture is going to be difficult, I really want lots of closed storage. I probably need built in cabinets more than I need a desk hutch. Does anyone use the kind of desk often built into kitchens (matching with kitchen cabinets, surface, and drawers) in an office? I guess Lowe's or Home Depot would do those? Would that be weird?

I am thoroughly confused now! Lol Regarding pantry size: I have split them up because of not wanting fridge placement too close to the door to the DR or too far from the island. It's an all fridge, because we have don't freeze much and have a freezer in the garage. The sz drawers are for ice and a few things, such as ice cream and frozen berries. Our current pantries are 21" wide each and I am reducing the size to 18" because I don't need all the space. I have a hall pantry a few steps from the kitchen where I keep cans, bulk items, etc. Are the 18" pantries looking especially narrow in this design? My KD wants a single 84" door on each for aestetics, but I think they should be broken up into two doors for practical reasons. The one on the right is a pull out and the one on the left has roll outs. I stand corrected on the space between the right edge of the sink and the right upper cabinet resting on the counter. It is currently 24" which has been fine for us. I will definitely think about it some more. My KD actually wanted to do the same thing on the left side, but that is an area where I definitely need counter space, plus I worry about it looking too boxed in. The island has been a cause for concern from the beginning. It is now 2 levels, with a counter height working side and a table height side for eating. I have been told by so many people, including on this forum, that having it all one height will be more functional and look much better. I resisted the idea for so long, and now that I've come around, I'm being told it's not working. I am actually laughing about it. Well, at least I saw some beautiful soapstone slabs today, which made me ridiculously happy. It's one thing I'm sure of and dh agrees. I guess no matter how this kitchen turns out, I should at least finally love my counters!

My guess is that if your roof is framed with trusses that adding additional attic space would be very challenging at a later date. The same goes for if the media room is in any way changing the roofline. Chances are in any case that if the cost to build it is 14k now, you will spend a lot more in both cash and headache to go back and do it later. To the point that's it's not likely to happen, so I would go into this thinking you are making your final decision now. If you wanted to save some dollars now though, you might ask the builder if it's possible to build this more like a bonus room with all required framing, window, door, and stubbed in electrical without doing any finishes. You might be worth few thousand, but still expect to pay more than that when you get around to finishing. The nice thing about this particular media room for resale value is that you could sell the house as a 5 bedroom in the future.

Please have an overall plan before you do or get anything. That will give you a much more unified look. Getting bits and pieces never gets you a look that is pulled together. Also, measure twice, buy once! Make sure to consider a storage unit and filing cabinet, if needed. If you'll be meeting with clients, make sure you have the proper residential permits to do so, as well as a few chairs in your office. Please give us a floor plan so we can help. In general, chose a focal point, which can be a window view, fireplace, wall art, etc. I would face the desk towards the window, but that's me. I believe feng shui says the desk has to face the door, but I'm not sure (so you can be ready for any enemies!!!). Any feng shui experts out there? Color is a very personal thing. If your table tops and desks don't have glass tops, get some custom made by a glass shop. Get mirrored lamp bases, mirrored art frames, and lots of light and bright colors. Best lighting is NOT ceiling light - doesn't do anyone any favors. Get a table lamp or wall sconce in each corner at chest height (as well as task lighting for desks).
