Can an exterior staircase off a rooftop deck be a means of egress?

Comments (13)Even if the deck hatch works fine at the beginning, it will be a potential (and likely) source of frustration (or disaster) later, on account of mechanical failure, or someone leaving something heavy on it. Mechanical things that don't get used often tend to get cranky or stuck, like so many unused emergency brakes on old cars. It would be a pain to maintain such a hatch over the course of years. Personally, I'm sour on the idea of placing french doors at the end/side of house. Where do they lead to but a skinny "hall" to begin with, since there is limited space at that side of the house? And is the "view" over there? That might be one of the reasons to have french doors to begin with. I wish it were otherwise but I think your best solution may be to relocate the basement access, and possibly "revise" it at the new location. Doing it in a different and less expensive way may work as a fire escape, but not if the access is needed for common utility purpose, like carrying out a load of laundry. One must view such projects in light of the total value of the house. Sometimes, if corners are cut the wrong way, the house is devalued. It may show up as immediate dissatisfaction and "having to live with" something one doesn't like, or later as a monetary devaluing of the house market price. Usually, if it's the former, it's the latter, too. Comments (13)@Virgil - Great questions. I don't see us building a fancy deck, just something that matches the house (beach style with hip roof, hardy board siding). Where could I do some research on building materials? I just realized the first picture I uploaded doesn't show the tape marks for the lights on the prow...oi :) The whole reason I posted....but, we have planned two up/down sconce type lights, about half way up, on the narrow vertical logs just to the left/right of the 3 vertical prow logs...so they'll shine up to the prow soffit (that we labored over staining/sealing for days..ha. We also plan for one above the garage door. Labor of love.) And LED sounds like the way to go cause they'll be up so high. Sure hope they last as long as they say they do :) The question I've been pondering is should we do the 'up/down', or just the 'up' lights? Im overly sensitive about not wanting to light it up too much out there..we'll have coach lights on the outsides of the middle two sliding doors on either end of the prow..matching the height of the garage door coach lights (on both sides of the garage door), at least that's the plan for now....wish I could put the sconces on a dimmer, but they're going to be on a timer, so the electrician said a dimmer wouldn't work unless we do a smart switch type thing-and we're all about not going the smart route--lol. Dumb lights, dumb switches...we embrace the dumb & thats how we roll...after my husbands flip phone finally died, not too long ago, he walked into the store and asked for the dumbest smart phone they had, lol. Comments (7)cat_ky, By divider in the center, do you mean in the back section of the two decks? If so, I don't think we can install a divider since that part leads to the fire egress and should not have any obstructions. Below is another photo. The left of the chimney is my deck. To the right is my neighbor's deck. The door to the left of the photo is the fire egress. Behind the chimney is the area I think you are suggesting we put a divider.
